About our pre-purchase roof survey in Steeple View
We survey roofs for buyers in Steeple View and across London and South East England. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, ring 07833 053749 or drop us an email. Typical surveys look at roof slopes that look uneven or sagging and chimney mortar that has eroded, on flat-roofed extensions and dormers, clay and concrete tiles and gutters and downpipes.
Smaller places like Steeple View often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Steeple View or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

Useful tips for Steeple View property owners
From years of surveys, a few habits stand out as worth the effort:
- Ask for loft access on the day
- Mention any deadline when you contact us
- Ask whether there are papers for past roof work
- Ask who repairs the roof under the lease
It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it.
Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
Roof by roof
Clay and concrete tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack.
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it is in.
How the survey works
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. In a smaller place like Steeple View, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Have any questions written down, so nothing gets missed
- Leave a clear route to the loft
Book a survey
If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.
Advice
Local roofs and buyers in Steeple View
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
Landlords with a home close to Laindon station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

When you need someone else
Before you book, it’s worth knowing what a survey will not do:

- A structural engineer’s report

Common roof problems in Steeple View
A chimney stack stands out in the wind and rain. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.
A survey makes sense if you’ve noticed:
- Slates or tiles that have slipped or gone
- Chimney mortar that has eroded
- Sagging ridge lines or uneven roof slopes
- Blocked or leaking gutters
The streets around a church such as Church of St Nicholas are frequently among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Before booking anyone

Common questions in Steeple View
Is my home in Steeple View listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Should a flat-roofed garage or porch in Steeple View be checked too?
It is often worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to, and the report makes that clear.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
How quickly will I get the report?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we’ll help you choose.
Does the weather affect the survey?
Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
