Pre-Purchase Roof Survey in Essex

Our pre-purchase roof survey service in Essex

The best time to book is once your offer has been accepted and before you exchange contracts. That’s when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We’re often asked to look into ponding, blisters or splits on a flat roof and bitumen or mortar used in place of proper repairs, on gutters and downpipes, natural slate and lead flashings and valleys.

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes roughly 1–2 hours at most homes, and longer for a large or complex roof.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

What you will pay

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What’s near Colchester

In Colchester, that means homes and buildings near Church of St Peter, Bull Meadow and The Bay And Say Public House, among other places. Other local landmarks include Colchester Sixth Form College (within half a mile north-west) and St John's Green Primary School (within half a mile south). There is a railway station in Colchester itself: Colchester Town station. Other landmarks nearby include Lion Walk (within half a mile south-east) and Essex County Hospital (within half a mile south-west). The countryside around Colchester includes Westhouse Wood.

Buying a home or a new roof across Essex

Across Essex, we look at roofs on houses, flats and bungalows, in Colchester, Chelmsford and Basildon and well beyond. Each age of home has its own roof details, from slate and lead to concrete tiles and breathable membranes.

The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in Essex. Where permission is needed, the flight waits for it. Parts of Essex are coastal, so the weather on the day matters more for drone flights and roof access. If conditions aren’t right, the visit moves to a calmer day.

Colchester: For an older house near a landmark like Church of St Peter, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Colchester Town station, a written report helps before buying a rental or paying for a new roof on one.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Ask for loft access on the day
  • Share the report with your solicitor
  • Don’t leave it until just before exchange
  • Request records of any re-roofing

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.

Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.

Honest limits

A survey is a close look at the roof, but it cannot do everything. Its limits include:

  • The condition of the rest of the house (that’s a RICS home survey)
  • Whether the price should change, which is between you and the seller
  • Asbestos testing of any kind

Different roofs, different checks

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. We check their linings and outlets from wherever is safe.

Lead flashings and valleys

Many leaks start at a flashing, so they get close attention in a pre-purchase survey. We photograph any that need work.

DIY checks: what’s safe

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your questions about pre-purchase roof surveys in Essex

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

How long will you be at the property?

It usually takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.

Do you need to go inside the property?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.
