About our pre-purchase roof survey in Birch Green
Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. If airspace rules or the weather rule out a flight, we’ll say so and look from the ground, windows and the loft instead. Common reasons to book are damp timbers or stains in the loft and chimney mortar that has eroded, on flat-roofed extensions and dormers, the roof space and natural slate.
Being in a small place like Birch Green makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Birch Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from every safe viewpoint, inside and out.
- Each part of the roof is examined and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
How to prepare

Signs you need a pre-purchase roof survey in Birch Green
Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.
We are often asked to look at:
- Damp timbers or stains in the loft
- Slipped or missing slates and tiles
- Patch repairs that may hide an ongoing problem
- Gutters that overflow or drip at the joints
Historic houses such as Layer Marney Tower, about 1.4 miles south-west, show how far back building around Birch Green goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.
Choosing a roof surveyor
- What experience they bring
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What the survey won’t cover

Practical tips
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Ask for any paperwork for recent roof work
- For a flat, check who is responsible for the roof
- Arrange the survey as soon as your offer is agreed
- Watch for stains or fresh paint on ceilings below the roof
The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.
Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

Flat roofs
A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.
Lead flashings and valleys
Many leaks start at a flashing, so they get close attention in a pre-purchase survey. Any that need attention are photographed and explained.
Leave it or get it looked at?
A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. An independent look tells you how the roof is now, whatever anyone remembers. Older and listed buildings around Birch Green may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
Why us?

Birch Green homes and their roofs
Birch Green lies within about 5 miles of the sea, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Take an older house close to St Mary's Church: the roof may have had decades of patch repairs, and the survey shows where they are. If you own a rental within reach of Marks Tey station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Questions from Birch Green
Is Birch Green within the area you cover?
Yes, Birch Green is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Is the coastal weather around Birch Green hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
How do I arrange a pre-purchase roof survey in Birch Green?
Simply call 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Is a roof survey worth having alongside a home survey?
They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.
Will you fly a drone over my roof?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
