Questions from Birch Green

Is Birch Green in the area you cover?

We do. The survey and report are the same in Birch Green as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Birch Green?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How do I arrange a thermal roof survey in Birch Green?

Just call 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Thermal roof survey in Birch Green: what you get

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you’ve noticed damp that repairs haven’t cured and wet areas near outlets and upstands, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Birch Green are listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Honest limits

It’s a careful look at the roof, not the whole story. Its limits include:

  • Whether the deck or roof structure is strong enough
  • Reliable images in rain, strong wind or on a wet roof surface
  • An energy rating for the building

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

What we look at

  • Commercial roofs
  • Pitched roof slopes
  • Insulated roof spaces
  • Flat roofs
  • Loft conversions
  • Ceilings below the roof

What we’re asked to look at in Birch Green

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.

Look out for signs like these:

  • Wet insulation beneath the membrane
  • Damp patches with no obvious cause
  • Gaps in loft insulation
  • Cold spots on ceilings under the roof

If you live in an older home near St Mary's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Before you book any roof surveyor

  • Their insurance cover
  • How they plan to inspect the roof safely
  • What happens after the report arrives
  • Will they check the loft as well as the outside?

What to expect from a roof survey

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Birch Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Let us know where we can park nearby
  • If it isn’t your property yet, arrange access through the agent

Book a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or email us.

Advice

What affects the price in Birch Green

Prices vary from roof to roof, for these reasons:

  • Whether it is a home or a commercial building
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

A little information up front helps. Please include:

  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you’re working to, such as exchange
  • Pictures from the garden or a window, if you have them
  • The type of building and roof, such as pitched or flat

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Clear a path to the loft hatch before we arrive
  • Keep the heating on as usual before a heat loss survey
  • Take photos of stains as they appear, so we can compare
  • Let us know where and when you’ve seen damp or stains

Premium Surveys include an in-person consultation, so you can go through the images with us. There is a 12-month follow-up too.

Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.
