Signs you need a thermal roof survey in Layer-de-la-Haye
Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which suits a purchase that is moving quickly.
We are frequently asked to look at:
- Moisture around outlets and upstands
- Areas losing heat at the eaves and junctions
- Areas of a flat roof that may hold water
- Damp around chimneys and parapets

Thermal roof survey in Layer-de-la-Haye: what you get
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera doesn’t see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey pitched roof slopes, flat roofs and insulated roof spaces, and people most often book us about heat escaping through the roof and missing or slipped insulation.
Somewhere as small as Layer-de-la-Haye, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Clear results when the conditions on the day are poor
- Insulation values or heat loss calculations
- Whether the deck or roof structure is strong enough
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and does not.
Roof types and parts we check
- Loft conversions
- Commercial roofs
- Flat roofs
- Insulated roof spaces
- Ceilings below the roof
- Pitched roof slopes
The survey, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Older roofs in small places like Layer-de-la-Haye can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
How to prepare
- Make sure pets are kept safely away
- Move anything stored under the loft hatch
- Mention any parking restrictions on your street

What a thermal roof survey looks like in Layer-de-la-Haye
The coast is about 5 miles or less from Layer-de-la-Haye. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For site and facilities teams at buildings such as Alderman Blaxill School, a drone or thermal camera can show a large roof in a single visit. If you look after a shop, office or commercial unit, for instance near Lion Walk, large commercial roofs are frequently easiest to see from the air or with a thermal camera.

Your questions about thermal roof surveys in Layer-de-la-Haye
Is my home in Layer-de-la-Haye listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you cover Layer-de-la-Haye?
Yes, Layer-de-la-Haye is within the area we cover. Our area covers London and South East England. Just phone 07833 053749 or use the contact form and let us know about the property.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.
Can you give me structural calculations?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Is thermal imaging useful on pitched roofs?
On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and back them up with a visual inspection and moisture readings.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Will thermal imaging find my leak?
It’s a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source can’t be confirmed, we’ll say what could help next, such as electronic leak detection.
