Roof surveys in CO2

How a roof survey works in CO2

There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run on weekdays and at weekends, so it’s easy to find a day that suits. Common reasons to book are valley linings that have cracked or split and lifted, split or missing lead flashings, across flat roofs, ridges, hips and valleys and clay and concrete tiles.

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about one to two hours for most homes, depending on how many separate roofs there are.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

What you will pay

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Around Berechurch

In Berechurch, that means homes and buildings near St Margarets, Thomas Lord Audley School and Language College and Donyland Lodge, among other places. The nearest railway station is Colchester Town station, roughly 1.8 miles north of the centre. Well-known places in the area include Essex County Hospital (1.9 miles north) and Colchester Castle (2.1 miles north). For a walk, there is Roman River Valley.

Roofs, chimneys and gutters across CO2

From Colchester, Camulodunum and Greenstead to smaller places, people across CO2 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.

From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in CO2 are part of that picture. Parts of CO2 are on or near the coast, where roofs face more wind and more salt in the air than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Berechurch: For businesses in and around places such as Lion Walk, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you own a rental within reach of Colchester Town station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

How we price roof surveys

When we price a survey, we consider:

  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Booking your survey

What helps most when you contact us:

  • The type of building and roof, such as pitched or flat
  • Dates you’re working to, such as exchange
  • Your postcode, so we can check access and travel
  • Access details, such as a loft hatch or a shared roof

If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Landlords, agents and block managers in CO2

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the survey around it.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

Why get it checked now?

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm.

Questions to ask before you book

  • What experience they bring
  • What insurance they carry
  • What’s outside the scope of the survey
  • Whether you can ask questions once you have the report

Common roof problems in CO2

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It’s often mistaken for a leak.

Common reasons to book include:

  • Debris building up in roof valleys
  • Leaning or weathered chimney stacks
  • Standing water on a flat roof
  • Torn or sagging underlay

CO2: your questions answered

Do you work in CO2?

Yes. CO2 is part of the area we cover, and the service is the same as everywhere else we work.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

What if it rains on the day?

A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What’s the best way to book?

It is easiest to phone 07833 053749 or email us. Give us the address and a few details about the roof. We survey seven days a week.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there’s safe access. The report includes photos and recommendations.
