Roof survey in Heckfordbridge

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one, so they deserve a careful look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you are worried about leaking gutter joints and downpipes and cracked mortar along the ridge, we can find out what’s behind it.

In a village or hamlet like Heckfordbridge, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a roof survey does not cover

It is a careful look at the roof, not the whole story. Its limits include:

  • How the roof will behave in every kind of weather
  • The condition of the rest of the building (that is a RICS home survey)
  • Structural calculations (that is a structural engineer’s job)

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Lead flashings
  • The roof space
  • Natural slate
  • Flat roofs
  • Chimney stacks

Landlords, agents and block managers in Heckfordbridge

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

What you can safely check yourself

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Somewhere as small as Heckfordbridge, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we’re looking at
  • Check we can get to the back of the property

Heckfordbridge homes and their roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Historic houses such as Layer Marney Tower, about 2.7 miles south-west, show how far back building in the area around Heckfordbridge goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Church of St Michael and All Angels, old fixings, lead flashings and tall chimneys are typical of older roofs. Shop and office owners around Lion Walk may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take a building like Birch Church of England Voluntary Aided Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

What we look for on each type of roof

Natural slate

Inside the loft space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.

Heckfordbridge questions

Does a conservation area affect roof work in Heckfordbridge?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is Heckfordbridge within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Can you look at a roof that is joined to next door?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

What happens if roof problems are left?

Leaving it means relying on what you can see from ground level. That can lead to the wrong work being done, or miss the fault that matters. We tell you what’s really needed. In a place like Heckfordbridge, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
