Roof surveys across CO3: what to expect
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We survey flat roofs, chimney stacks and clay and concrete tiles, and common reasons people get in touch are flashings that have come away from the wall and ridge tiles that have lifted or moved.
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes about one to two hours for most homes, depending on how many separate roofs there are.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We check the roof from every safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.

Local landmarks in Camulodunum
Typical jobs here are in homes near Prettygate Infant School, Colchester New Church and Philip Morant School and College and the streets around them. Other local landmarks include Lexden Park (under half a mile north-west) and The Sun Inn (0.6 miles north-west). The closest station to Camulodunum is Colchester Town station, roughly 1.4 miles east. A little further out are Lion Walk (1.2 miles east) and Colchester Castle (1.4 miles east). The countryside around Camulodunum includes Lexden Gathering Grounds.
Roofs, chimneys and gutters across CO3
Across CO3, a good many older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.
Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in CO3. Where permission is needed, the flight waits for it. In the coastal parts of CO3, the seaward side of a roof takes the most weather, and that is where ridges, verges and flashings usually show it first.
Camulodunum: Shop and office owners around Lion Walk may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you own a rental within reach of Colchester Town station, a dated record of the roof is useful when planning maintenance across a let.
Why get it checked now?
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller.
Questions to ask before you book
- Which limits apply to the survey
- How long the report takes to arrive
- Which parts of the roof they’ll actually see
- What the report includes, and whether it has photos
Why roofs fail
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
Typical things we are asked to look at include:
- Gutters that overflow in heavy rain
- Torn or sagging underlay
- Loose ridge or hip tiles
- Slates or tiles that have slipped or broken
Practical tips
A little preparation and a few simple habits help. Some pointers:
- Tell us about any leaks or stains you’ve seen
- Move stored items away from the loft hatch
- Hold on to the report for future surveys
- Watch for slipped slates after bad weather
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
Roof by roof
Chimney stacks
Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.
Flat roof coverings
A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.
How we price roof surveys
Several things affect the price of a survey:
- Any need for thermal images or a drone flight
- Extra roofs, like extensions, dormers or garages
- The type of building, from a house to a block or an office
- Which survey package you book
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.
What we need to know
When you call or email, these details help:
- What’s prompted the survey
- Your postcode, so we can check access and travel
- The type of building and roof, such as pitched or flat
- Any stains, drips or damp patches you’ve seen indoors
To get a price for roof surveys in CO3, phone 07833 053749 or email us. The address, the type of property and what you want to find out help us price the survey accurately.
CO3 questions
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.
Do you use drones?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
What does a roof survey include?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. The report includes photos and recommendations.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
