Our roof survey service in CO4

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. Typical surveys look at gutters that overflow in heavy rain and valley linings that have cracked or split, on clay and concrete tiles, natural slate and ridges, hips and valleys.

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about one to two hours at a typical home, though large, tall or awkward roofs take more time.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Homes and roofs across CO4

Owners across CO4, from Colchester, Greenstead and Mile End to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. CO4 is part of that mix. CO4 includes coastal places, where roofs take more wind and salt than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.

Colchester: If you live near a park such as Bull Meadow, or anywhere with mature trees, autumn leaves can block gutters and valleys. Anyone responsible for a site like Colchester Sixth Form College will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How the survey changes by roof type

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What happens if roof problems are left?

A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller.

What to check before booking

  • Will the report include photos?
  • Whether the inside of the roof is included
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they plan to inspect the roof safely

Why roofs fail

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.

Things that often lead to a survey include:

  • Torn or sagging underlay
  • Worn lead at chimneys and abutments
  • Gutters that overflow in heavy rain
  • Leaning or weathered chimney stacks

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Keep a record of damp patches and dates
  • Include dormers, porches and garages when you book
  • Hold on to the report for future surveys
  • Leave roof access to professionals

File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Questions from CO4

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Do you cover CO4?

Yes, we do. We carry out roof surveys in CO4.

How do I arrange a roof survey in CO4?

It’s easiest to phone 07833 053749 or send us an email. Give us the address and some details about the roof, and we will suggest the right survey. We survey on weekdays, Saturdays and Sundays.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
