Drone roof survey in Colchester

A drone shows the outside of a roof very well, but it can’t see under the coverings or into the loft. We check the loft from inside where it is safe, because the underside tells its own story. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. Where the loft can’t be reached safely, we note it. We survey tall and steep roofs, flat roofs on upper floors and fragile roofs, and the problems we are asked to look at most are eroded pointing on a chimney stack and flat roofs on upper floors that hold water.

In a place the size of Colchester, a good many roofs are tall, steep or very large, and they’re hard to see well from the street. Close-up drone photos and thermal images each show something a ground-level look can miss. Which suits depends on the question you need answering. The weather decides the day for both.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Airspace, weather and Colchester roofs

Colchester is within about 5 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

Anyone responsible for a site like Colchester Sixth Form College will know that big roofs are where aerial photos and thermal images show the most at once. For an older house near a landmark like Church of St Peter, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Shop and office owners around Lion Walk may find that big, flat commercial roofs are where photos from the air and thermal images help most.

Colchester is in Essex. Bookings from Colchester are handled just like any other: a call or an email, a price, then a date. Our Essex coverage includes Colchester. There’s also a page for Chelmsford.

We work across the CO4, CO3, CO2 and CO1 postcode area for drone roof surveys. Local streets include High Street, North Station Road and Durham Square, all of which we cover. Colchester is on the A12 and A120, so it’s easy for us to get to. We also cover the places around Colchester: Camulodunum (1 mile west), Braiswick (1 mile west), Abbey Field (1 mile south), Lexden (1 mile west) and Beacon End (3 miles west). Larger places within reach include Braintree (14 miles west), Clacton-on-Sea (12 miles south-east), Maldon (15 miles south-west), Witham (13 miles south-west), Halstead (12 miles west) and Heybridge (14 miles south-west). Being one of Essex’s larger places, Colchester has every kind of building, from houses and flats to offices.

What’s near Colchester

Typical jobs here are in homes near Bull Meadow, The Bay And Say Public House and St John's Green Primary School, among other places. There’s a railway station in Colchester itself: Colchester Town station. Nearby you will also find Lion Walk (under half a mile south-east) and Essex County Hospital (under half a mile south-west). Green spaces nearby include Westhouse Wood.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. For a commercial building or block in Colchester, roof access is agreed with whoever manages it before the visit. At home, it’s useful to clear a route to the loft and point out any stains or leaks. You then get a report with photographs.

  1. You give us the address and tell us about the roof.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. The findings, photos and recommendations reach you by email.

How to prepare

  • Agree roof access with the managing agent if it’s shared
  • If it isn’t your property yet, arrange access through the agent
  • Move anything stored under the loft hatch

Advice

Common questions in Colchester

Do you cover Colchester?

Yes, Colchester is within the area we cover. We work right across London and South East England. Just call 07833 053749 or send us an email and let us know about the property.

Is drone flying allowed in Colchester?

Normally it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

What if it rains on the day?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

How long does the survey take?

Time on site depends on the roof, but most surveys take roughly 1–2 hours for a house, and longer for a large or complex roof. The report is sent afterwards by email.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Leave it or get it looked at?

Close-up photos make conversations with roofers clearer. They show the location and extent of each defect. A small defect on a roof in Colchester seldom stays small: one loose tile lets in water, which weakens the battens and loosens more. Dealing with it early is usually the cheaper route.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

Why book with us

  • Surveys seven days a week
  • Independent findings on the roof’s condition
  • More than 20 years surveying roofs
  • Packages from £150, inc. VAT

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Photos in conditions too poor to fly
  • Structural calculations (that’s a structural engineer’s job)
  • A flight where airspace permission is refused

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Large and complex roofs
  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Fragile roofs
  • Chimney stacks
  • Tall and steep roofs

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Check the loft can be reached
  • Shut pets inside while we fly
  • Expect us to rearrange if it is too windy or wet
  • Tell us the exact address when booking

We email the report to you, with close-up photographs from the flight. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Every so often, look in the loft space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.

Roof by roof

Chimney stacks

The drone shows the outside of the stack, not a flue, gas or sweep inspection. If the flue needs a specialist, we will tell you.

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We do not test for it, but we flag it and recommend a specialist asbestos surveyor.
