Our roof survey service in CO1
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. Typical surveys look at loose ridge or hip tiles and lifted, split or missing lead flashings, across lead flashings, chimney stacks and clay and concrete tiles.
After the inspection, everything we found is written up as a report with photographs. On timing, most surveys take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.

Landmarks near The Hythe
Typical jobs here are in homes near Kendall Church of England Primary School, Colchester Academy and The Rising Sun Public House, among other places. You will also find Salary Brook Local Nature Reserve (0.8 miles east), Donyland Lodge (1.5 miles south) and Church of St Leonard at the Hythe (within half a mile north-west). The Hythe has its own railway station: Hythe station. Other landmarks nearby include Colchester Castle (1.1 miles north-west) and Essex County Hospital (1.6 miles west). For a walk, there is Cockaynes Wood.
Homes and roofs across CO1
From Colchester, Camulodunum and Greenstead to its smaller places, buildings across CO1 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in CO1 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it’s given. Coastal towns and villages in CO1 see more salt and wind than places inland, which wears metal fixings and flashings faster. Ridges and verges facing the sea are worth checking after every big storm.
The Hythe: Take an older house close to Church of St Leonard at the Hythe: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Trees in and around Salary Brook Local Nature Reserve shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
Roof by roof
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in, and lead is a target for theft.
Why act early?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry.

Prices for roof surveys in CO1
The price reflects the time and kit the roof needs. The main factors are:
- How tall the building is and how easy the roof is to see
- Which survey package you book
- The type of building, from a house to a block or an office
- Roof area
Roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.
Booking your survey
We’ll typically ask about:
- Photos of the roof, taken safely from the ground or a window
- Any deadline, like an exchange date
- Where the property is, with the postcode
- Whether there’s a loft hatch, a shared roof or tricky access
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.
Checking the roof from ground level
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
Surveys for landlords and agents in CO1
With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or use the contact form.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
CO1: your questions answered
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.
How soon is the report ready?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to, and the report makes that clear.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
How much does a roof survey cost in CO1?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
