The Hythe Roof Leak Investigation

Tracing where water is getting into your roof for The Hythe and the rest of Essex. Surveys run on any day of the week.

  • Leaks at a dormer or roof window
  • Leaks that appear only in driving rain
  • Wet patches on loft insulation

Need a roof leak investigation in The Hythe?

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

About our roof leak investigation in The Hythe

On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are looked at from wherever it’s safe. The findings are recorded with photos. Typical surveys look at wet patches high on an inside wall and wet patches on loft insulation, across chimney stacks, slate and tile slopes and valleys and parapet gutters.

Around The Hythe, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. The stack, its flashings and the loft space beside it are all worth checking.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Your questions about roof leak investigations in The Hythe

Does a conservation area affect roof work in The Hythe?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like The Hythe?

Yes, The Hythe is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Why is the stain in a different place from the leak?

Water follows the easiest path, not the shortest. On a pitched roof it often runs down a rafter before it shows. Tracing that path is the heart of a leak investigation.

Can a leak be traced on a dry day?

In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Intermittent leaks can be harder, so your photos and notes from wet days are very useful.

Will you go up on the roof?

Only where it’s safe to do so. We inspect whatever is safely visible: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

How long does a roof leak investigation take?

Allow about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. We’ll confirm what to expect when we arrange the visit.

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours, more where the leak is intermittent or the roof is large. Parking around The Hythe is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Preparing for the visit

  • Leave side gates unlocked
  • Check pets are kept safely away

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Tell us about any past repairs to the roof
  • Make sure the loft is accessible
  • Check whether pipes or tanks run near the stain
  • Have an electrician check any wet fittings

If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. It saves chasing a leak that isn’t there.

Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.

Prices for roof leak investigations in The Hythe

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can safely be seen
  • How many separate roofs there are, such as extensions, dormers and garages

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

What to tell us when you get in touch

When you call or email, these details help:

  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, such as an exchange date
  • The kind of building and roof involved

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

Honest limits

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Putting the leak right
  • Leaks from plumbing, tanks or pipework rather than the roof
  • A structural engineer’s report

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

What we check

  • Valleys and parapet gutters
  • Rooflights and dormers
  • The roof space
  • Lead flashings
  • Flat roof details
  • Slate and tile slopes
  • Chimney stacks

The Hythe roofs and the weather

The Hythe lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Shop and office owners around Lion Walk may find that a quick answer on where water is coming in keeps a business running. If you live near a park such as Salary Brook Local Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Landlords with a home close to Hythe station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

What we look for on each type of roof

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Moisture readings and thermal imaging can help narrow it down where conditions suit.
