Harwich Roof Leak Investigation
We carry out roof leak investigations in Harwich and the rest of Essex. Surveys run on any day of the week.
- Water coming in around a roof light or dormer
- Water through the ceiling under a flat roof
- Staining where a gutter or parapet meets the wall
Why get it checked now?
Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. We find the probable source before anyone starts work, so the repair is aimed at the right place. Roof faults found early can be planned for, whereas a leak tends to force the timing on you, in Harwich as anywhere.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
Why choose Independent Roof Survey in Harwich

About our roof leak investigation in Harwich
Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, while the repair is a separate matter. We survey valleys and parapet gutters, flat roof details and rooflights and dormers, and common reasons people get in touch are water that shows only in certain storms and damp underlay across a wide area.
Around a town like Harwich, leaks come from older and newer roofs alike. Older roofs suffer slipped slates, worn mortar and tired lead, while later houses can leak at valleys, verges and flat-roofed additions. Knowing the cause tells you what to do next. It also helps show whether the problem is long-standing wear or recent damage.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take an hour or two for most houses, with bigger or more complicated roofs taking longer. Semi-detached and terraced homes in a town like Harwich often share a roof line with the neighbours, so we look at what can be seen of the shared parts from your side. Tell us about any known leaks, past repairs or building work when booking, so time on site goes where it is needed.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.

What a survey costs
To price your survey, we check:
- Chimneys, valleys, parapets and other details
- Whether you choose the Basic, Standard or Premium Survey
- How many separate roofs there are, such as extensions, dormers and garages
- Whether it’s a home or a commercial building
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
To price your survey accurately, we’ll ask about:
- The reason for the survey, like buying, a leak or storm damage
- The type of building and roof, like pitched or flat
- How the loft is reached, if there is one
- Any marks or damp showing indoors
Getting a price is simple: just ring 07833 053749 or email us and give us some details about the property and we will recommend the right survey. We confirm the price before anything is booked.
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Roof leak investigations around Harwich
Harwich lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, while salt slowly corrodes metal fixings and flashings. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.
If you run a hotel or guest house in or near Harwich, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition. If you let a flat or house near Dovercourt station, a clear finding on where water gets in helps you brief a roofer straight away.

Questions from Harwich
Does a conservation area affect roof work in Harwich?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover Harwich?
Yes, Harwich is one of the places we work. Every survey there gets the same written report with photographs.
Do you use drones?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
Can you always find the source?
We cannot promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.
What happens after the survey?
You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Signs you need a roof leak investigation in Harwich
Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. The stain may appear well away from the valley itself.
Problems we come across often include:
- Damp walls below an overflowing gutter
- Drips from nail tips in a cold loft
- Water marks that spread in wet weather
- Staining around the chimney inside
If you own one of the older houses in the streets near Church of All Saints, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- Whether you can ask questions once you have the report
- What insurance they carry
- What experience they bring
