What a roof leak investigation doesn’t cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- Whether rotten timbers meet design loads
- Putting the leak right
- Leaks from plumbing, tanks or pipework rather than the roof
If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Roof leak investigation in Bocking's Elm
Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We check all of them, from every safe viewpoint. If you’ve noticed damp underlay across a wide area and wet patches on loft insulation, a survey will tell you what’s going on, whatever the roof.
Around Bocking's Elm, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. It is worth looking at the stack from outside and at the timbers beside it in the loft.
The report records the leaking roof as we found it on the day. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

Questions from Bocking's Elm
Does a conservation area affect roof work in Bocking's Elm?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to Bocking's Elm?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Could my leak actually be condensation?
It is a common question. A leak normally shows in one area and follows rain, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.
Why is the stain in a different place from the leak?
Because water travels. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.
Does the report include photos?
Yes. Photos are part of every report.
What does the report include?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put by urgency where it matters.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Why act early in Bocking's Elm
If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. That’s often what breaks the cycle. Homes in smaller places like Bocking's Elm can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Before and after the survey
From years of surveys, a few habits stand out:
- Leave roof access to professionals
- Let us know about any past repairs to the roof
- Check the loft is accessible
- Keep water away from lights and sockets
Your report arrives by email. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.
How it works
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. A visit to a smaller place like Bocking's Elm is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- We start with what you’ve seen: where the stain is and when it gets worse.
- We check the stain, the ceiling and the loft above it.
- Outside, we check every likely route in.
- Moisture readings and thermal imaging are used where they help.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
How to prepare
- Move anything stored under the loft hatch
- Have any questions written down, so nothing gets missed
- If you are buying, let the agent know when we’re coming
Arrange a survey

Advice
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What a roof leak investigation looks like in Bocking's Elm
The coast is about 2 miles or less from Bocking's Elm, so there’s more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Historic houses such as Thorpe Hall, about 3.8 miles north-east, show how far back building in the area around Bocking's Elm goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you live near a park like Pickers Ditch Meadow, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you look after a building like St Clare's Catholic Primary School, a leak through a large roof is often found some distance from where the water shows inside. For landlords with property near Clacton-On-Sea station, a tenant living with a leak needs the cause found, not just the stain painted over.
