Roof leak investigations near Colchester

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Any of our surveys can be booked by landlords, agents and building managers in Colchester. To discuss a property or a block, phone 07833 053749 or email us.

Roof leak investigation in Colchester: what you get

Some ‘leaks’ are not leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Telling the two apart matters, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. Common reasons to book are a leak that comes and goes with the weather and brown rings on upstairs ceilings, across slate and tile slopes, flat roof details and valleys and parapet gutters.

In a place like Colchester, lots of buildings have flat roofs, from shops and offices to blocks of flats and extensions. On a flat roof, water can get in at a split or an upstand and run under the covering before it shows. Finding the entry point takes patience as well as moisture readings. The usual signs are ponding, blisters and splits in the covering.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put by urgency where it matters.

Your questions about roof leak investigations in Colchester

Does a conservation area affect roof work in Colchester?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do roofs near the sea, like those around Colchester, take more of a battering?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Colchester is within about 5 miles of the coast.

Does the report include photographs?

Yes, plenty. Pictures sit next to the findings they show.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, and the repair is separate. The report gives any roofer a clear brief.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Do you climb onto every roof?

Only where it’s safe to do so. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

How it works

After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, it typically takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. In busier parts of Colchester, parking can be tight, so tell us about driveways, permits or nearby car parks, and for flats, mention stairs, lifts and shared entrances. On the day, we look at the roof from ground level, from windows and vantage points, from the loft where there’s safe access and from the roof where it is safe, with the drone where it applies.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • Tell us where we can park nearby
  • Unlock side gates and any roof access doors
  • For flats, check roof access has been agreed

Advice

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Putting the leak right
  • Faults hidden behind ceilings or boarding
  • A structural engineer’s report

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

Roof leak investigations in Colchester: local notes

Colchester is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and lots of post-war and modern estates besides. Knowing the roof type helps narrow down where water may be getting in.

Hotels and guest houses near Colchester can’t easily close rooms for a leak, so it pays to find faults before guests do. Take an older house close to Church of St Peter: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Why it is worth a survey now in Colchester

Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. Catching it early limits what has to be replaced. In a busy place like Colchester, water from a failed roof can run through a building before anyone spots it, where it damages ceilings, insulation and anything stored underneath. Catching it early keeps the damage down.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Signs you need a roof leak investigation in Colchester

Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the roof space.

These are some of the problems a survey can pick up:

  • Damp walls below an overflowing gutter
  • Wet patches on loft insulation
  • Condensation that looks like a leak
  • Leaks below a flat extension roof

Living close to Bull Meadow is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Choosing a roof surveyor

  • Is VAT included in the price?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Will they check the loft as well as the outside?
  • Whether you get a written report with photos
