When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Damage hidden under coverings or inside the structure, without opening up
  • What your policy covers, which depends on its wording
  • Acting for you with the insurer

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

Storm damage roof reports for homes and businesses in Colchester

Storms tend to find the weak points on a roof. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Falling branches can cause damage too. We record the damage on your roof and photograph each part. Where we also see signs of older wear, the report records that too. We’re often asked to look into flashings pulled away from walls or stacks and damaged flat roof membrane, across flashings, gutters and fascias and chimney stacks.

Storms tend to hit many roofs in an area at once. An independent record of what can be seen, with photos, helps you explain the damage or the leak to whoever deals with it next. We report what we find; we can’t say whether a claim will be paid. Insurers typically exclude wear and tear, so telling old damage from new matters.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Colchester roofs and the weather

Colchester is within about 5 miles of the coast. Many policies treat gusts of about 55 mph as storm conditions, but it varies, and the insurer decides the claim. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you own one of the older houses in the streets near Church of St Peter, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you look after a shop, office or commercial unit, for instance near Lion Walk, a leak can close part of a shop or office, so finding the cause quickly matters.

Colchester is in Essex. Whether the building in Colchester is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Colchester is one of the places in Essex where we work for storm damage roof reports. You can also see our page for Chelmsford.

Storm damage roof reports in CO4, CO3, CO2 and CO1 are booked the same way as anywhere else. You’ll find streets like High Street, North Station Road and Durham Square, all of which we cover. Colchester is on the A12 and A120, which makes it simple to reach. If you are just outside Colchester, we cover Camulodunum (1 mile west), Braiswick (1 mile west), Abbey Field (1 mile south), Lexden (1 mile west) and Beacon End (3 miles west). Within a short drive, we also cover Braintree (14 miles west), Clacton-on-Sea (12 miles south-east), Maldon (15 miles south-west), Witham (13 miles south-west), Halstead (12 miles west) and Heybridge (14 miles south-west). Colchester is one of the larger places we cover in Essex.

Common roof problems in Colchester

Landlords and managing agents book reports to keep a record for owners and insurers. The report can be shared with owners, tenants or insurers.

These are some of the problems a survey can pick up:

  • Damaged pots on the stack
  • Lead lifted at abutments
  • Slates and tiles blown off the roof
  • New damp or leaks inside

If you let a flat or house near Colchester Town station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • Whether the price includes VAT
  • Whether the loft space is looked at, where there is one
  • How long they’ve been surveying roofs

What to expect from a roof survey

What a survey costs

Our packages start from £150, including VAT. The price for your roof depends on:

  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What we need to know

When you call or email, these details help:

  • Anything about access we should know
  • The address and postcode of the property
  • Your timetable, such as an exchange date
  • What’s prompted the survey

Every survey is priced before it’s booked, so you know the cost up front. Storm damage roof report starts from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Colchester questions

Does being near the coast affect roofs in Colchester?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows.

Do you cover Colchester?

We do. Every survey there gets the same written report with photographs.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.

Will you deal with the insurance company for me?

No. We write an independent report, and you decide how to use it. The insurer may send a loss adjuster of its own.

Will my insurer pay for an old roof?

Wear and tear is not usually covered. We describe what looks like fresh storm damage and what looks older. The claim decision is your insurer’s.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. For a commercial building or block in Colchester, roof access is agreed with whoever manages it ahead of the visit. For homes, clear the way to the loft hatch and tell us about any leaks you know of. You then get a report with photographs.

  1. We start with the details: when the storm hit and what damage you can see.
  2. We view the roof from wherever it can be seen safely, including the loft where there is access.
  3. We photograph and record every area of damage we can see.
  4. We check whether the damage fits storm damage, older wear or both.
  5. We send you a written report with photos, ready to give to your insurer.

How to prepare
