Flat roof survey in Colchester
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so it helps if you ring 07833 053749 or send us an email with the address and a rough idea of the roof area. If you are worried about edge trims that have lifted or split and outlets that hold water back, we can find out what’s behind it.
Commercial units and business premises in places the size of Colchester often have large flat or low-pitched roofs. On a large roof, a leak can be hard to trace by eye. Moisture readings, and electronic leak detection where the membrane suits it, help narrow it down. Membranes normally fail at outlets, upstands and laps, so those get a close look.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a flat roof survey does not cover
No survey can tell you everything, and it’s better to know them up front. Bear these in mind:
- Testing older roof sheets for asbestos
- A structural engineer’s assessment of the deck
- What’s under the membrane without opening it up
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Colchester questions
Does being near the coast affect roofs in Colchester?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Does a conservation area affect roof work in Colchester?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Does a flat roof survey replace a RICS survey?
No. It’s a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.
How long is the visit?
It usually takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
Will you walk on the flat roof?
We inspect from wherever is safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.
What happens next?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
How it works
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours for most houses, and about three to four hours for a commercial roof. Jobs in Colchester might be a terraced house one day and a block of flats the next. Let us know which it is and who controls access, and the visit is planned around that.
- You tell us about the roof, its covering if you know it, and any leaks.
- We view the roof from ground level, from windows and from the roof where it is safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- Dig out any old roof reports or invoices
- Tell us about parking before the day
- Make sure we can get to the back of the property
Book a survey
We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

Signs you need a flat roof survey in Colchester
A buyer’s general survey frequently recommends a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. Either way, you get a clear record of the roof, with photographs.
A survey makes sense if you’ve noticed:
- Water getting in at rooflights
- Blisters and bubbles in the covering
- Splits, cracks and crazing
- Upstands pulling away from walls
If you let a flat or house near Colchester Town station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
What to check before booking
- What exactly goes into their report
- Are they insured for the work?
- What experience they bring
- Whether the loft space is looked at, where there is one
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Look for standing water a day after rain
- Keep clear of rooflights and fragile roof sheets
- Ask contractors to protect the roof if they work on it
- Plan a survey before the covering reaches the end of its usual life
For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.
After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.
Flat and commercial roofs around Colchester
Colchester is within about 5 miles of the coast, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. There are several hotels within about a mile and a half of Colchester. If you look after one, a leak through a flat roof can put a room out of use.
If you look after a shop, office or commercial unit, for example near Lion Walk, a flat roof over a business is out of sight and out of mind until it leaks. If you own one of the older houses in the streets near Church of St Peter, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Surveys for landlords and agents in Colchester
Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant in advance.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
