About our flat roof survey in Malting Green

Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We are often asked to look into ponding water that doesn’t drain away and leaks around rooflights, across EPDM rubber, felt flat roofs and GRP fibreglass.

In a small place like Malting Green, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

FAQs for Malting Green

Will you come out to Malting Green?

Yes. Malting Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is the coastal weather around Malting Green hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows, and Malting Green is within about 4 miles of the coast.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

How many years has my flat roof got left?

There’s no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.

Which flat roof coverings do you cover?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

What we cannot see

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Whether old sheeting or boards contain asbestos
  • The condition of the deck or insulation hidden under the covering
  • A promise that the roof won’t leak in future

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • GRP fibreglass
  • EPDM rubber
  • Mastic asphalt
  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Surveys for landlords and agents in Malting Green

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

How the survey works

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we cannot see is noted in the report. Most visits take about 1–2 hours on an ordinary house, and more on a big or complicated roof. Somewhere like Malting Green needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • If you are buying, check with the agent that we can get in
  • Clear the way to the loft hatch
  • Have keys ready for side gates, garages or roof access doors

Advice

What a flat roof survey looks like in Malting Green

Malting Green lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. The wider area around Malting Green has a long history of building, with Layer Marney Tower about 3.7 miles south-west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take a building like Alderman Blaxill School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to Church of St Andrew: flat-roofed rear additions and dormers added over the years are worth checking.

Why get it checked now?

Flat roofs can’t usually be seen from the street, so they’re frequently overlooked. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

When to book a survey in Malting Green

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM frequently lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

Common reasons to book include:

  • Pools of water lying on the roof
  • Dips that suggest the deck is deflecting
  • Failed seals around rooflight kerbs
  • Edge trims that have lifted or split

If you let a flat or house near Colchester Town station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
