Independent gutter surveys in Malting Green

How it works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. Most visits take about one to two hours for a house, and more on a big or complicated roof. Older roofs in small places like Malting Green can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How a gutter survey works in Malting Green

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed overflowing valley or parapet gutters and cracked or loose downpipes, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Malting Green may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Where we cannot see part of the gutter, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Gutter surveys around Malting Green

Malting Green lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Shop and office owners around Lion Walk may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. Take an older house close to Church of St Andrew: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Leave it or get it looked at?

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Outbuildings and barns around Malting Green are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

To find out what your survey will cost, call 07833 053749 or use the contact form and let us know about the roof. The price is agreed before a date is set.

What we are asked to look at in Malting Green

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.

Typical things we’re asked to look at include:

  • Brackets that have dropped or snapped
  • Dripping or leaking gutter joints
  • Choked outlets or hopper heads
  • Gutters full of debris and silt

If you own a rental within reach of Colchester Town station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions to ask before you book

  • Are they insured for the work?
  • How they plan to inspect the roof safely
  • What happens after the report arrives
  • Whether the loft space is looked at, where there is one

What to expect from a roof survey

Roof by roof

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Missing lead is something we check for too.

What this survey can’t tell you

Before you book, it is worth knowing what a survey won’t do:

  • Gutters out of sight from every safe viewpoint
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s hidden inside a downpipe

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. What our survey covers.

Your questions about gutter surveys in Malting Green

Is my home in Malting Green listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Does being near the coast affect roofs in Malting Green?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

What do I do with the report?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can be seen safely. We look from vantage points, the loft space and the roof itself where safe, and by drone where it’s applicable.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
