About our gutter survey in Abbey Field

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed overflowing eaves gutters and fascia boards damaged by overflowing water, we can find out what’s behind it, on valley gutters, parapet and box gutters and downpipes alike.

In a smaller place like Abbey Field, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

Safety comes first on every visit. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours at most homes, and longer for a large or complex roof. A visit to a smaller place like Abbey Field is no different on the day: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

What we are asked to look at in Abbey Field

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.

Problems we come across often include:

  • Dripping or leaking gutter joints
  • Fascia boards damaged by overflowing water
  • Choked outlets or hopper heads
  • Valley or box gutters that overflow inside

Anyone responsible for a site like Montgomery Junior School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from Abbey Field

Can a landlord with a rental near Colchester Town station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Will you come out to Abbey Field?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.

Do you survey at weekends?

Yes. Surveys are carried out on any day of the week. To find a day that suits, phone 07833 053749 or email us.

Is this a RICS survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

What happens if roof problems are left?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. On a bungalow or cottage around Abbey Field, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Gutter survey starts from £150, including VAT.

Why us?

  • Thermal imaging and drone inspection where they help
  • Photos and a written report every time

Roofs, chimneys and gutters in Abbey Field

Abbey Field is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

If you run a business near Lion Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For an older house near a landmark such as St Michael's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Abbey Field is about 1 mile south-east of Camulodunum, in Essex. We survey roofs in Abbey Field across London and South East England. Across Essex, we cover Abbey Field and the places around it. There’s also a page for Chelmsford.

Useful tips for Abbey Field property owners

There is plenty you can do without going near the roof. What helps most:

  • Check for spilling water in a downpour
  • Have overhanging branches cut back
  • Check from ground level or a window, not a ladder
  • Book gutter clearing once a year, more frequently near trees

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

What a survey costs

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can be seen safely
  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Where the property is, with the postcode
  • Access details, such as a loft hatch or a shared roof
  • When you need the report by
  • Pictures from the garden or a window, if you have them

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or use the contact form.
