Gutter survey in Heybridge

We carry out gutter surveys in Heybridge as part of our cover across London and South East England. We inspect everything we can see safely, from the ground, from windows and from the loft space. Time on site normally takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Afterwards, you get a written report with photos and recommendations. If you’re worried about choked outlets or hopper heads and cracked or loose downpipes, we can find out what’s behind it, on valley gutters, fascias and soffits and eaves gutters alike.

Around Heybridge, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is. The fixings under an older roof often fail before good slates or tiles do.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What affects the cost of gutter surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Which survey package you book
  • Roof area
  • How many separate roofs there are, such as extensions, dormers and garages
  • Chimneys, valleys, parapets and other details

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.

Helping us price your survey

What helps most when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • The type of building and roof, such as pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or email us to find out.

How the survey changes by roof type

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Questions from Heybridge

Is my home in Heybridge listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

I let a flat near Hatfield Peverel station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and let us know about the building.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just ring 07833 053749 or email us for a price.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Will the survey check for asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Local roofs in Heybridge

Heybridge lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

Landlords with a home close to Hatfield Peverel station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building like Heybridge Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St Andrew: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Heybridge is about 1 mile north of Maldon, in Essex. We cover Heybridge and the rest of Essex, as part of our work across London and South East England. We cover towns and villages across Essex, large and small. Our Chelmsford page covers surveys nearby.

We work across the CM9 postcode area for gutter surveys and the streets around it. Whether your property is on Oak Road, Mill Lane and Hall Road or a nearby road, we can help. We also cover the places around Heybridge: Broad Street Green (1 mile north), Maldon (1 mile south), Langford (1 mile north-west), Great Totham (2 miles north) and Curling Tye Green (2 miles west). Within a short drive, we also cover Colchester (14 miles north-east), Chelmsford (9 miles west), Basildon (15 miles south-west), Braintree (11 miles north-west), Billericay (14 miles south-west) and Rayleigh (11 miles south).

What a gutter survey does not cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Hidden sections we can’t view safely
  • What’s hidden inside a downpipe
  • Rot or damp concealed behind fascias or inside walls

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters
  • Valley gutters

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Watch the gutters during heavy rain
  • Have gutters cleared at least once a year
  • Check from ground level or a window, not a ladder
  • Check the loft with care after heavy rain

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Get the gutters cleared every year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

The survey, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes between one and two hours at most homes, and more on a big or complicated roof. A visit to a smaller place like Heybridge is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Dig out any old roof reports or invoices
  • Let us know about parking before the day

Book a survey

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
