Independent gutter surveys in Great Totham

Gutter surveys for homes and businesses in Great Totham

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. We survey parapet and box gutters, valley gutters and fascias and soffits, and common reasons people get in touch are water backing up from a hidden gutter and gutters that have fallen out of line.

Houses in smaller places like Great Totham can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works

The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Homes around Great Totham frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Roof by roof

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can be seen safely.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Common roof problems in Great Totham

Valley, parapet and box gutters are frequently lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead is also a target for theft.

A survey can pick up problems such as:

  • Overflowing valley or parapet gutters
  • Leaking or loose downpipes
  • Gutters full of debris and silt
  • Overflowing eaves gutters

Anyone responsible for a site like Great Totham Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • Will they check the loft as well as the outside?
  • How long the report takes to arrive
  • What the survey will not cover

What to expect from a roof survey

Great Totham: your questions answered

Is Great Totham within the area you cover?

Yes, Great Totham is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does being near the coast affect roofs in Great Totham?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows, and Great Totham is within about 4 miles of the coast.

How do I book a survey in Great Totham?

To book, phone 07833 053749 or drop us an email and tell us the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so we report on what’s visible.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Do you climb onto every roof?

Only where it is safe to do so. We check everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Does the season matter for a gutter survey?

There’s no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Gutter surveys in Great Totham: local notes

Great Totham lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

How we price gutter surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The size of the roof
  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

When you call or email, these details help:

  • What made you get in touch
  • Anything about access we should know
  • Where water is showing inside, if it is
  • Any deadline, such as an exchange date

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or send us an email with the details.

When you need someone else

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • The inside of a downpipe along its whole length
  • What’s behind fascias and inside walls
  • Gutters out of sight from every safe vantage point

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey before you book. The full list of what we check.
