Gutter survey in Great Braxted
Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We are frequently asked to look into gutters that have fallen out of line and gutters overflowing in heavy rain, across valley gutters, parapet and box gutters and downpipes.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
Great Braxted questions
Do roofs near the sea, like those around Great Braxted, take more of a battering?
It can do. Within about 5 miles of the sea, as Great Braxted is, metal fixings wear faster and gales find any loose ridge or slate.
How do I find out if my home in Great Braxted is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you use drones?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Do you work in Great Braxted?

What we cannot see
Some things cannot be seen without opening up the roof, and that sets some limits:
- Confirming asbestos in older rainwater goods
- Hidden sections we cannot view safely
- Rot or damp concealed behind fascias or inside walls

Great Braxted homes and their roofs
Great Braxted is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Older buildings in Essex frequently have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live near a park such as Whet Mead, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Witham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If your house is among the older ones in the streets near Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Great Braxted is about 3 miles east of Witham, in Essex. The survey, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for most houses, and more on a big or complicated roof. In a hamlet or village like Great Braxted, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First, you let us know what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there is safe access, for signs of water getting in.
- You get a written report with photos and recommendations.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Tell us where we can park nearby
- Find any records of previous roof work
