Roof leak investigation in Great Braxted: what you get

The aim is to find where the water is getting in and explain it. You get a photo-illustrated written report showing the likely entry point and the route the water is taking, and recommends what should be done. Whoever does the work then has a clear starting point. We find and report the source, while the repair is a separate matter. We survey rooflights and dormers, lead flashings and the roof space, and common reasons people get in touch are damp walls below an overflowing gutter and brown rings on upstairs ceilings.

Being in a small place like Great Braxted makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

The survey, step by step

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, it typically takes about one to two hours, more where the leak is intermittent or the roof is large. Older roofs in small places like Great Braxted can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Great Braxted roofs and the weather

Great Braxted lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. Historic houses such as Layer Marney Tower, about 4.7 miles north-east, show how far back building in the area around Great Braxted goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Take an older house close to Church of All Saints: water on an older roof tends to find its way in at the lead, the valleys or the chimney. Landlords with a home close to Witham station may find that a clear finding on where water gets in helps you brief a roofer right away.

Great Braxted is about 3 miles east of Witham, in Essex. Bookings from Great Braxted are handled just like any other: get in touch, agree the price and pick a day. Great Braxted is one of the towns and villages in Essex we cover. We also survey roofs in Chelmsford.

Every address in CM8 is covered for roof leak investigations. That includes homes and businesses on Bung Row and Tiptree Road. If you’re just outside Great Braxted, we cover Beacon Hill (1 mile south-west), Great Totham (2 miles south), Wickham Bishops (2 miles south-west), Broad Street Green (3 miles south) and Langford (3 miles south-west). We also work in nearby towns like Colchester (11 miles north-east), Chelmsford (10 miles south-west), Braintree (8 miles north-west), Maldon (5 miles south), Rayleigh (15 miles south) and Witham (3 miles west).

Surveys for landlords and agents in Great Braxted

We survey roofs for landlords and letting agents as well as homeowners. A written report with photos gives you a clear record of the leaking roof.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Move stored items away from the hatch
  • Don’t touch fittings that water is reaching
  • Stay off ladders and the roof
  • Mention earlier attempts to fix the leak

Your report arrives by email, with photos of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

After a storm, check the roof from the garden and the street. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.

What a survey costs

Our packages start from £150, including VAT. The price for your roof depends on:

  • Extra roofs, like extensions, dormers or garages
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can be seen safely

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Getting in touch

You do not need to know any roofing terms. Just let us know:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from ground level or a window
  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage

To arrange a survey, phone 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

Do you need a roof leak investigation in Great Braxted?

A gutter that overflows can soak a wall and mark the ceiling inside. Parapet and box gutters are the worst for this, since a blocked outlet sends water over the lining and into the building.

It is worth booking a survey if you’ve seen:

  • Staining where a gutter or parapet meets the wall
  • Leaks that appear only in driving rain
  • Wet patches on loft insulation
  • Damp underlay across a wide area

If you live near a park such as Whet Mead, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

  • What experience they bring

Questions from Great Braxted

Is Great Braxted within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Great Braxted is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely.

How should I prepare for the leak investigation?

Make sure the loft can be reached. Gather any photos and notes about when it leaks, plus details of past repairs. Keep catching drips and keep water away from electrics.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
