About our roof leak investigation in Langford
A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. We survey lead flashings, rooflights and dormers and the roof space, and common reasons people get in touch are brown rings on upstairs ceilings and leaks that appear only in driving rain.
In a village or hamlet like Langford, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We check whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.
Where we can’t see part of the leaking roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Roof by roof
Parapet and box gutters
Hidden gutters run behind parapets or between roofs. A blocked outlet sends water over the lining and into the building.
Flat roof upstands and outlets
Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.
What this survey can’t tell you
To be straight with you, there are limits to any roof survey:
- Carrying out the fix
- What’s under the covering or behind the plaster
- Structural calculations (that is a structural engineer’s job)
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.
Roof types and parts we check
- Lead flashings
- Valleys and parapet gutters
- Rooflights and dormers
- Slate and tile slopes
- Flat roof details
- The roof space
- Chimney stacks
Can I check my roof myself?
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Roof leak investigations in Langford: local notes
Langford is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside lots of post-war and newer estates. Each of these roof types has its own typical places for water to get in.
If you let a flat or house near Hatfield Peverel station, a clear finding on where water gets in helps you brief a roofer straight away. The streets around a church such as Church of St Giles are frequently among the oldest in a place, and if your house is among the older ones nearby, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. For site and facilities teams at buildings such as Plume School, a leak through a large roof is often found some distance from where the water shows inside.
Langford is about 2 miles north-west of Maldon, in Essex. Surveys in Langford work the same way as everywhere we cover: a close look at what can safely be seen, photographs and a clear written report. Across Essex, we cover Langford and the places around it. There’s also a page for Chelmsford.

What happens if roof problems are left?
A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. An investigation now gives you time to plan the work. In a small place like Langford, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Questions from Langford
How do I find out if my home in Langford is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is the coastal weather around Langford hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Will you fly a drone over my roof?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.
How long does a roof leak investigation take?
It typically takes about 1–2 hours for a house, and longer for a large or complex roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
What happens after the survey?
You’ll receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
What happens on the day
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Somewhere like Langford needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- You receive a report with the likely source, photos and recommendations.
Before the survey
- Clear the way to the loft hatch
- Point out any leaks or damp patches
- Mention any parking restrictions on your street
