Drone roof survey in Langford: what you get

We carry out drone roof surveys in Langford and across London and South East England, subject to airspace checks and the weather. We fly on any day of the week. We check the airspace for your address before booking a flight. You get a written report with close-up photos and recommendations. To check whether your roof suits a drone survey, call 07833 053749 or send us an email. Common reasons to book are outlets choked with leaves and silt and loose ridge and hip tiles, on flat roofs on upper floors, chimney stacks and valleys and parapet gutters.

Older buildings in small places like Langford may be listed or in a conservation area. A look from above or with a thermal imager does not touch the roof, so it is a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Common questions in Langford

Will you come out to Langford?

Yes, Langford is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Is drone flying allowed in Langford?

The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour.

What happens after the survey?

You’ll get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.

Does the report include photos?

Yes, plenty. Pictures sit next to the findings they show.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

When you need someone else

In fairness, there are limits to any roof survey:

  • A flight on a day when the weather isn’t safe
  • Anything inside the loft or under the coverings
  • Close-up photos of next door’s property

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What this survey covers

  • Tall and steep roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Large and complex roofs
  • Fragile roofs
  • Valleys and parapet gutters

How we price drone roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • How big the roof is
  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own
  • Basic, Standard or Premium

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What to let us know when you get in touch

To price your survey accurately, we will ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you are working to, such as exchange
  • Your postcode, so we can check access and travel
  • Pictures from the garden or a window, if you have them

Different roofs, different checks

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. A drone shows cracked mortar and loose ridge tiles.

Chimney stacks

Leaning stacks and loose pots are easier to judge from above. We record what we find with photos.

Airspace, weather and Langford roofs

Langford is within about 3 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

For hotels and guest houses around Langford, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition. If yours is one of the older homes in the streets near Church of St Giles, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps. Take a building like Plume School: thermal images can show where wet insulation sits under a big flat roof.

Langford is about 2 miles north-west of Maldon, in Essex. From houses to flats and shops in Langford, the roof can be surveyed. Across Essex, we cover Langford. We also survey roofs in Chelmsford.

Surveys in CM9 are booked the same way as anywhere else. You will find streets such as Witham Road, Maldon Road and John Thresh Way, and we cover them all. Nearby, we also carry out drone roof surveys in Heybridge (1 mile south-east), Broad Street Green (1 mile east), Curling Tye Green (2 miles south-west), Maldon (2 miles south-east) and Great Totham (2 miles north-east). How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. Cottages and farmhouses around Langford often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We confirm whether a drone suits your roof.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. We also look inside the loft space where it’s safe.
  5. Everything is written up, with the aerial photos and our advice.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of
  • For a flat or shared roof, check access with the building owner or managing agent
  • Make sure we can get to the back of the property

Booking a survey

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or drop us an email.

Advice

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What happens if roof problems are left?

Leaving a high roof unchecked means relying on what you can see from below. Close-up photos show what’s really there, slope by slope. It’s far easier to plan work when you can see the problem. Around Langford, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.
