Landlord and commercial surveys in Heybridge

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

Drone roof surveys for homes and businesses in Heybridge

Before any flight, we check the airspace. Near protected airports like Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Central London has restricted areas of its own, which need NATS permission. If permission isn’t given, we inspect by other means and tell you. Prison sites also have drone restriction zones. Typical surveys look at standing water on a flat roof and damage after a storm that can’t be seen from below, on tall and steep roofs, chimney stacks and valleys and parapet gutters.

Places like Heybridge can be near small airfields or other airspace restrictions, so every drone flight starts with a check of the Drone Safety Map. Open ground can mean stronger wind, which also affects whether a small drone can fly. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. A visit to a smaller place like Heybridge is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it is checked too.
  5. Everything is written up, with the aerial photos and our advice.

Before the survey

  • Let us know about parking before the day
  • Have any questions written down, so nothing gets missed
  • For a flat or shared roof, check access with the building owner or managing agent

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Common questions in Heybridge

Are there drone restrictions around Heybridge?

Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.

How do I find out if my home in Heybridge is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How much does a drone roof survey cost in Heybridge?

Our price is from £400, including VAT. The final figure depends on the roof and the package you choose.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Drone roof surveys in Heybridge: local notes

Heybridge is within about 2 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Within a mile and a half or so of Heybridge there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, large roofs are where aerial photos and thermal images show the most at once.

If you look after a building such as Heybridge Primary School, big roofs are where aerial photos and thermal images show the most at once. If you run a hotel or guest house in or near Heybridge, a roof problem can mean rooms out of use.

Heybridge is about 1 mile north of Maldon, in Essex. We survey roofs in Heybridge across London and South East England. Across Essex, we cover Heybridge. You can also see our page for Chelmsford.

Every address in CM9 is within our area for drone roof surveys. If you need a drone roof survey at a property on Oak Road, Mill Lane and Hall Road or a nearby road, we can survey it. Why get it checked now?

Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Spotting them early keeps the work smaller. Around Heybridge, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the roof structure meets design loads
  • Anything inside the loft or under the coverings
  • Close-up photos of next door’s property

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What our survey covers.

What this survey covers

  • Fragile roofs
  • Large and complex roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Tall and steep roofs

Signs you need a drone roof survey in Heybridge

Walking on some roofs does more harm than good. Older slates and tiles break easily, and some sheet roofs are fragile. A drone lets us see them closely without touching them.

Here are some of the things we see frequently:

  • Coverings that have slipped high up on the roof
  • Debris building up in hidden gutters
  • Storm damage on steep or tall roofs
  • Loose ridge and hip tiles

Take an older house close to Church of St Andrew: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What to check before booking

  • What’s outside the scope of the survey
  • Which viewpoints they use to see the roof
  • Whether VAT is added on top
  • Their insurance cover
