Electronic leak detection near Heybridge

Electronic leak detection in Heybridge

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current that passes through the membrane only where there is a breach. That lets us locate holes that are too small to see, so your roofer can repair them. The results come in a report with photos. If you’ve noticed gaps at membrane joints and leaks showing away from the breach, we can find out what’s behind it, on commercial flat roofs, flat roof membranes and green roofs alike.

Outbuildings, garden rooms and garages in places like Heybridge frequently have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It’s worth mentioning them when you book, so the visit can include them, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we do, step by step

We don’t take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take more time on a big roof than a small one, and the build-up of the roof makes a difference too. A visit to a smaller place like Heybridge is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photographs shows where each breach is.

Before we arrive

Surveys for landlords and agents in Heybridge

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or drop us an email with the addresses.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Useful tips for Heybridge property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Keep foot traffic on flat roofs to a minimum
  • Don’t leave water getting in
  • Record dates and spots where water appears
  • Test new membranes before covering them

Wet insulation may need attention after a leak. Your roofer can advise on that, and moisture readings can help.

Make sure contractors protect the waterproofing when fitting equipment. Have the roof looked at after other work.

Why get it checked now?

Repairs in the wrong place leave the leak in place. Testing shows where the membrane is actually breached. Arranging work in a smaller place like Heybridge is easier with notice than in an emergency. A survey gives you that notice.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What you get with us

Checking the roof from the ground

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your questions about electronic leak detection in Heybridge

How do I find out if my home in Heybridge is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Heybridge?

Yes. Heybridge is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you use low-voltage or high-voltage testing?

We choose the method that suits the roof. We’ll explain why when we quote.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What if it rains on the day?

Light rain doesn’t usually stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

How do I arrange electronic leak detection in Heybridge?

It is easiest to ring 07833 053749 or email us. Let us know the address and a little about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

What we look for on each type of roof

EPDM rubber roofs

EPDM is a long-lasting flat roof membrane, but punctures and seam failures still happen.

Green and ballasted roofs

Testing before planting or ballast goes on is simpler.

Local flat roofs in Heybridge

Heybridge lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Anyone responsible for a site like Heybridge Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Hatfield Peverel station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If yours is one of the older homes in the streets near Church of St Andrew, the flat roofs on later extensions tend to wear out long before the main roof.
