For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Roof leak investigation in Witham: what you get

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. We check all of them, from each safe vantage point. Common reasons to book are staining around the chimney inside and water that shows only in certain storms, across the roof space, valleys and parapet gutters and rooflights and dormers.

Extensions, dormers and conservatories are common on houses in towns like Witham, and the joint between new and old is a classic place for water to get in. The flashings and upstands at those joints get a proper look, inside and out. Water can run along the top of a wall or a joist before it shows, so the stain isn’t always the place to look.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Why act early in Witham

Water damage grows the longer it is left. Damp spreads into rafters, ceilings and insulation. Finding the source early keeps the damage down. Roof faults found early can be planned for, whereas a leak tends to force the timing on you.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Leaks and storm damage in Witham

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside lots of post-war and newer estates. The covering and its details give the first clues when tracing where water is coming from.

For landlords with property near Witham station, tracing a leak quickly matters when a tenant is living with it. If you look after a building such as Maltings Academy, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Homes near green spaces such as Whet Mead can get more leaves in their gutters in autumn.

What affects the cost of roof leak investigations

Prices always include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof
  • Basic, Standard or Premium
  • Height and safe access

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

Getting in touch

To price your survey accurately, we will ask about:

  • The kind of building and roof involved
  • Anything about access we should know
  • The reason for the survey, like buying, a leak or storm damage
  • Any deadline, such as an exchange date

A quick phone call is typically the easiest start: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

The survey, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two at a typical home, and longer for a large or complex roof. Semi-detached and terraced homes in a town like Witham frequently share a roof line with the neighbours, so we look at what can be seen of the shared parts from your side. Tell us about any known leaks, past repairs or building work when booking, so time on site goes where it’s needed.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the loft space above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Getting ready for the survey

  • Keep pets inside or away from the areas we’re looking at

Related advice

How the survey changes by roof type

Slate and tile slopes

On slate roofs, corroded nails let slates slip. Even a single gap can let water in, especially in driving rain.

Valleys

Leaves and moss build up in valleys and hold water back. During a downpour, water can back up under the coverings.

Witham: your questions answered

How do I find out if my home in Witham is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How should I get ready for a visit in Witham?

Very little. Unlock side gates, keep pets in another room and dig out any invoices from past roof work, and the visit in Witham can get straight on.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Is it a leak or condensation?

It is a common question. Leaks tend to follow wet weather and show in one place, while condensation is frequently widespread and worst on cold days. We tell you which it is most likely to be.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
