About roof surveys in CM8
Across London and South East England, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. Typical surveys look at torn or sagging underlay and slipped, cracked or missing slates and tiles, on natural slate, the roof space and clay and concrete tiles.
Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, most surveys take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
Prices in CM8
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Roof survey starts from £150, including VAT.

Roof surveys across CM8: local notes
Across CM8, from Maldon, Witham and Silver End outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are usually where the work is.
We survey roofs across London and the South East, and CM8 is part of that. London and South East England have homes from every era, from period terraces to post-war new towns and new estates. CM8 includes coastal places, where roofs take more wind and salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Witham: If you let a flat or house near Witham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Maltings Academy will know that a written record of a large roof helps plan work for the holidays rather than in term time.
What this survey cannot tell you
It is useful to know what a survey will not do before booking:
- A structural engineer’s report
- Asbestos testing of any kind
- Faults hidden behind ceilings or boarding
What affects the price in CM8
When we price a survey, we consider:
- Whether thermal imaging or a drone is needed
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- The type of building, from a house to a block or an office
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for the job before booking.
Getting in touch
What helps most when you contact us:
- The reason for the survey, such as buying, a leak or storm damage
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from the ground or a window
- When you need the report by
Booking is simple: just call 07833 053749 or email us and give us some details about the property and we will explain which survey suits. The price is agreed up front.
Tips that help
These tips come from what we see on roofs every week:
- Keep the report with your property records
- Include dormers, porches and garages when you book
- Mention any damp patches when you book
- Have details of recent roof work to hand
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.
Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.
Roof by roof
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They last well, but their surface erodes slowly, and they can crack.
Flat roof coverings
Standing water, blisters and splits all point to wear. Upstands and outlets are checked too.
What happens if roof problems are left?
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, so you can compare it next time.
Before you book any surveyor
- Whether the loft is part of the inspection
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What exactly goes into their report
CM8 questions
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
Do you go up on the roof?
Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.
What if it rains on the day?
Light rain is normally fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you use drones?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
How long does a roof survey take?
On site, it normally takes between one and two hours for a house, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
