About our gutter survey in Witham

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. Typical surveys look at blocked outlets and hoppers and gutters overflowing in heavy rain, on downpipes, valley gutters and outlets and hoppers.

Around Witham, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. Tell us when booking if you know of anything shared with next door.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Your questions about gutter surveys in Witham

Does a conservation area affect roof work in Witham?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Witham in the area you cover?

We do. The survey and report are the same in Witham as anywhere else.

What’s in the report?

A report with photos, explaining the condition of the gutter, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

What’s the best way to book?

Just call 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

How the survey changes by roof type

Cast iron gutters

Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints where they can be seen.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. It’s inspected as far as safe access allows.

DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Honest limits

It is a careful look at the gutter, not the whole story. Its limits include:

  • Confirming asbestos in older rainwater goods
  • Damage hidden inside walls or behind boards
  • The inside of buried drains

Roofs we survey in Witham

  • Fascias and soffits
  • Parapet and box gutters
  • Outlets and hoppers
  • Eaves gutters
  • Valley gutters
  • Downpipes

Why get it checked now?

Clearing gutters removes the debris but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. On homes in Witham, the joint between an extension and the house is where a slow leak tends to start. Left for a few seasons, it can spoil plaster, skirting and flooring inside.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Parking in a town like Witham is normally simple, but tell us if there is a driveway or any restrictions. We look at the roof from ground level and from windows, then from the loft where there’s safe access.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Check pets are kept safely away
  • Show us where any leaks or stains appear
  • Tell us about parking before the day

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, ring 07833 053749 or send us an email.

Advice

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Get trees that overhang the gutters trimmed
  • Have gutters cleared at least once a year
  • Watch for green marks down the brickwork
  • Ask for valleys and parapet gutters to be cleared too

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is normally after the leaves have dropped. Clean gutters can do their job.

Gutter surveys around Witham

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For an older house near a landmark such as Witham United Reformed Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Maltings Academy will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Witham station, the gap between tenancies is a good time to have the roof looked at.
