Gutter Survey across Essex

Gutter surveys across Essex: what to expect

Damp on walls, water marks under a valley or streaks down the brickwork frequently trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so. The next step is suggested too. Typical surveys look at dripping or leaking gutter joints and leaking or loose downpipes, on eaves gutters, fascias and soffits and downpipes.

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours at most homes, and more on a big or complicated roof.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. The roof space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Around Colchester

Around Colchester, our work takes us to homes and buildings near Church of St Peter, Bull Meadow and The Bay And Say Public House. Other local landmarks include Colchester Sixth Form College (within half a mile north-west) and St John's Green Primary School (within half a mile south). There is a railway station in Colchester itself: Colchester Town station. Well-known places in the area include Lion Walk (less than half a mile south-east) and Essex County Hospital (under half a mile south-west). Open spaces near Colchester include Westhouse Wood.

Roofs, chimneys and gutters across Essex

From Colchester, Chelmsford and Basildon to smaller places, people across Essex use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in Essex are where it typically shows. Coastal towns and villages in Essex see more salt and wind than places inland. After a storm, the seaward side of a roof is the place to look first.

Colchester: If you own a rental within reach of Colchester Town station, the gap between tenancies is a good time to have the roof looked at. For businesses in and around places such as Lion Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What a survey costs

When we price a survey, we consider:

  • The height of the building and how the roof can safely be seen
  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What to tell us when you get in touch

Before you get in touch, it helps to have:

  • What kind of property and roof it is
  • Access details, like a loft hatch or a shared roof
  • Any deadline, like an exchange date
  • What made you get in touch

We survey roofs on any day of the week. To find a date that works for you, ring 07833 053749 or email us.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Honest limits

A survey is a proper look at the gutter, but it cannot do everything. Its limits include:

  • Gutters out of sight from every safe viewpoint
  • What’s behind fascias and inside walls
  • Confirming asbestos in older rainwater goods

Surveys for landlords and agents in Essex

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

We survey roofs for landlords and agents as well as homeowners. A photo-illustrated written report gives you a clear record of the gutter.

Common roof problems in Essex

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up where the paint has failed.

Common reasons to book include:

  • Gutters packed with leaves or moss
  • Blocked outlets and hoppers
  • Leaking or loose downpipes
  • Leaks at the gutter joints

Essex questions

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Is there a good time of year to book a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

Do you survey underground drains?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
