Gutter survey in Vange: what you get
We carry out gutter surveys in Vange as part of our cover across London and the South East. We inspect everything we can see safely, from the ground, from windows and from the loft space. Time on site normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. Typical surveys look at gutters overflowing in heavy rain and valley or box gutters that overflow inside, on valley gutters, fascias and soffits and outlets and hoppers.
Around Vange, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips that help
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Have gutters cleared at least once a year
- Note any damp stains below the gutters
- Leave gutter checks at height to someone equipped for it
- Check that downpipes are firmly fixed to the wall
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Checking the roof from ground level
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
How it works
The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. With a bit of garden around a house, as there often is around Vange, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
How to prepare
- Keep pets out of the way during the survey
- Check we can get to the back of the property
- Tell us about any leaks, stains or damp patches you know of

Advice
Roofs, chimneys and gutters in Vange
Vange lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside plenty of post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Homes near green spaces like Vange Hill can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. For landlords with property near Pitsea station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Ryedene Primary and Nursery School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Common questions in Vange
Do you survey roofs for landlords with property near Pitsea station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.
Is my home in Vange listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How long will you be on site?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
How much is a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just ring 07833 053749 or drop us an email for a price.
Do you survey underground drains?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
Will you look at parapet and box gutters as well?
Yes, where it is safe to see them. We use the ground, windows, the loft space and the roof where it’s safe and a drone where it applies.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.
How the survey changes by roof type
Lead-lined valley and parapet gutters
We check the lining, the joints and the outlets as far as they can safely be seen. Lead is also a target for theft.
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. We record each one we can see.
What this survey cannot tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Hidden sections we can’t view safely
- Damage hidden inside walls or behind boards
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.
