Landlord roof survey in Vange, Essex
Landlord roof surveys in Vange from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and the South East.
- Damaged party-wall upstands or parapets
- Splits and blisters in flat roof coverings
- Damaged pots and flaunching
Why get it checked now?
On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. In a smaller place like Vange, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Why choose Independent Roof Survey in Vange
- Drone flown under a CAA Flyer ID and Operator ID
- Professional indemnity and public liability insurance
- Satisfaction rate of 98%
- Thermal imaging and drone inspection where they help

Landlord roof survey in Vange: what you get
Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. We survey blocks of flats, shared roofs and rented houses, and common reasons people get in touch are leaking joints at party walls and leaks into upper flats.
In a smaller place like Vange, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Common questions in Vange
I let a flat near Pitsea station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is Vange within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Can you inspect my roof with a drone?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
Can you survey a shared roof on a terrace or converted house?
Yes. We inspect the parts we are given access to, as far as they can be seen safely. The report records what couldn’t be seen as well as what could.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
Does the weather affect the survey?
Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.
How we price landlord roof surveys
Several things affect the price of a survey:
- The height of the building and how the roof can safely be seen
- Whether you choose the Basic, Standard or Premium Survey
- The shape of the roof and its details
- The type of building, from a house to a block or an office
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What to let us know when you contact us
We will usually ask about:
- Your timetable, such as an exchange date
- Any photos you have, taken from the ground or a window
- What kind of property and roof it is
- The reason for the survey, like buying, a leak or storm damage
Getting a price is simple: just ring 07833 053749 or email us, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.
Different roofs, different checks
Gutters and downpipes
Overflowing gutters soak walls and can lead to damp in flats. We record what we see.
Pitched roofs on houses and blocks
Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected where it’s safe to see them.
What happens on the day
The visit has one job: to see as much of the let or shared roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes between one and two hours for a house, and longer for a block or a building with several roofs. A visit to a smaller place like Vange is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. It’s useful to show us anything you’ve already noticed.
- We start with what you know about the building and its history.
- We confirm the access we will need.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
How to prepare
- Have keys ready for side gates, garages or roof access doors
- Show us where any leaks or stains appear
- Gather any invoices or paperwork from past roof work
How to book
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, call 07833 053749 or send us an email with the address and the days you’d prefer.
Related advice
Before and after the survey
You do not need to be a roofer to help. Here’s what helps most:
- Book gutter clearing at least once a year
- Ask your managing agent about lease terms
- Keep roof surveys on a rolling plan
- Do not store items over the loft hatch
The report can feed straight into a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.
Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem typically is.
What a landlord roof survey does not cover
Some things can’t be seen without opening up the roof, and that sets some limits:
- The structure in the way a structural engineer would assess it
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- The rest of the building, as a RICS Level 2 or 3 survey would
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

Local roofs in Vange
Vange lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For site and facilities teams at buildings such as Ryedene Primary and Nursery School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Pitsea station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park like Vange Hill, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
