Vange Roof Leak Investigation
Tracing where water is getting into your roof in Vange, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Wet patches high on an inside wall
- Leaks at a dormer or roof window
- Wet patches on loft insulation
How it works
Every roof is different; as a rough guide, the survey takes an hour or two for most houses, and about three to four hours for a commercial roof. You are welcome to ask questions while we’re there. Being in a smaller place like Vange does not change how the visit works: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.
Getting ready for the survey
- For flats, make sure roof access has been agreed
- Keep pets out of the way during the survey
- Make a note of anything you’d like us to look at
Getting a price
Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

How a roof leak investigation works in Vange
Our job is to find the likely source and tell you. You get a report with photos showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, while the repair is a separate matter. We are often asked to look into wet patches high on an inside wall and water through the ceiling under a flat roof, across chimney stacks, the roof space and slate and tile slopes.
Older cottages and houses around Vange may have roofs with little or no underlay. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Whether it is long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are frequently the first clue.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
When to book a survey in Vange
A roof valley collects the rain from two slopes. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. Leaks from valleys often show up some distance away inside.
People normally book a survey after spotting something like this:
- Water marks that spread in wet weather
- Water coming in around a roof light or dormer
- Staining around the chimney inside
- Leaks that appear only in driving rain
If you run a business near Eastgate Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters.
Questions to ask before booking
- How long they’ve been surveying roofs
- Their insurance cover
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What exactly goes into their report

What a roof leak investigation doesn’t cover

- Carrying out the fix
- Plumbing leaks that look like roof leaks
- An intermittent leak that shows no trace on the day

Vange: your questions answered
Is the coastal weather around Vange hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Should a flat-roofed garage or porch in Vange be checked too?
Typically, yes: tell us about it when you book so the visit can include it. Flat-roofed garages and porches are common in new towns like Basildon, and older felt coverings may be near the end of their life.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How long does a roof leak investigation take?
Allow an hour or two at a typical home, or half a day or so for a commercial building. We’ll give you an idea of timing when you book.
How much is a survey?
Our price is from £150, including VAT. We confirm the price for your survey before you book, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or send us an email.
How do you tell a leak from condensation?
Many apparent leaks turn out to be condensation. A leak usually shows in one area and follows rain, while condensation is frequently widespread and worst on cold days. We tell you which it is most likely to be.
What a roof leak investigation looks like in Vange
Vange is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. In a coastal gale, rain is driven sideways into laps, verges and flashings, while salt slowly corrodes metal fixings and flashings. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Trees in and around Vange Hill shed leaves that can end up in nearby gutters. For an older house near a landmark like St Chad, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Why it’s worth a survey now in Vange
Lingering damp encourages mould on ceilings and walls. It is unpleasant, and it is harder to deal with once established. Finding the leak comes first. In an older home around Vange, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
Roof leak investigation starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.
