How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. A visit to Noak Bridge is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

Gutter survey in Noak Bridge

Some gutters are easy to see from the street, but many aren’t. Valley, parapet, box and secret gutters can send water indoors when they overflow. We check them as far as they can safely be seen, from the ground, from windows, from the roof space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We survey downpipes, outlets and hoppers and valley gutters, and common reasons people get in touch are valley or box gutters that overflow inside and gutters overflowing in heavy rain.

In a smaller place like Noak Bridge, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Landlords, agents and block managers in Noak Bridge

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

Roofs, chimneys and gutters in Noak Bridge

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Noak Bridge is part of Basildon, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention.

Take a building like Noak Bridge Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St Nicholas: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Basildon station may find that a dated record of the roof is useful when planning maintenance across a let.

Prices for gutter surveys in Noak Bridge

Prices vary from roof to roof, for these reasons:

  • The height of the building and how the roof can safely be seen
  • Any need for thermal images or a drone flight
  • How big the roof is
  • Which survey package you book

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.

Helping us price your survey

What helps most when you contact us:

  • What kind of property and roof it is
  • Where the property is, with the postcode
  • Photos of the roof, taken safely from ground level or a window
  • What made you get in touch

When you’re ready to go ahead, call 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Honest limits

It’s a careful look at the gutter, not the whole story. The main limits are:

  • The inside of a downpipe along its whole length
  • The inside of buried drains
  • Gutters out of sight from each safe vantage point

Questions from Noak Bridge

Are flat-roofed garages and porches in Noak Bridge worth including?

Yes, if you’d like it included, mention it as you book. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

Does a conservation area affect roof work in Noak Bridge?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Do you climb onto every roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Could my damp wall be caused by the gutters?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

Do you check valley and parapet gutters?

Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and the report says so.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Why it is worth a survey now in Noak Bridge

It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. In a smaller place like Noak Bridge, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for your roof before booking.
