Gutter survey in Maldon, Essex
Gutter surveys in Maldon from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and the South East.
- Water backing up from a hidden gutter
- Blocked outlets and hoppers
- Soffits marked by water
When to book a survey in Maldon
Hidden gutters are frequently lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead linings can also be stolen.
It is worth booking a survey if you’ve seen:
- Rotten fascias or stained soffits
- Gutters that have fallen out of line
- Overflowing valley or parapet gutters
- Water spilling over the gutter edge
For an older house near a landmark such as Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Choosing a roof surveyor
- Whether the loft space is looked at, where there is one
- Is there a chance to talk the report through?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How long the report takes to arrive
How a gutter survey works in Maldon
Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, but we flag anything that could contain it. If you’ve noticed hoppers and outlets full of debris and water backing up from a hidden gutter, we can find out what’s behind it, whatever the roof.
In a town like Maldon, most homes are houses whose owners look after their own roofs. Small faults, like a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. The report sets out what needs attention, prioritised by urgency where relevant, whether you live in the house or let it. The photographs let you see the parts of the roof you cannot get to.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

How it works
The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a home in Maldon, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you won’t be there yourself, let us know who will let us in.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- Check the loft hatch can be reached
- Point out any leaks or damp patches
- Buyers: confirm access with the estate agent or seller

FAQs for Maldon
How do I find out if my home in Maldon is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Maldon?
We do. The survey and report are the same in Maldon as anywhere else, and visits run on weekdays and weekends.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Will you check if gutters are causing damp inside?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so we report on what’s visible.
Do you check valley and parapet gutters?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and the report says so.
Will the survey check for asbestos?
No, that is a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.
What you can safely check yourself
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

How we price gutter surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Extra roofs, like extensions, dormers or garages
- Whether it is a home or a commercial building
- Building height and the viewpoints available
- How complicated the roof is, with its valleys, chimneys and parapets
Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.
What we need to know
You do not need to know any roofing terms. Just tell us:
- The type of building and roof, such as pitched or flat
- What’s prompted the survey
- Photos of the roof, taken safely from the ground or a window
- The address and postcode of the property
When you are ready to go ahead, ring 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
Honest limits
It helps to know what a survey won’t do before you book:
- The inside of a downpipe along its whole length
- Damage hidden inside walls or behind boards
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Why it is worth a survey now in Maldon
A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, frequently in the heaviest rain. It’s worth having these gutters looked at before the wetter months. On homes in Maldon, the joint between an extension and the house is where a slow leak tends to start. A few wet winters later, it can mean new plaster and decorating as well as roof work.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the exact price before booking.

Gutter surveys in Maldon: local notes
Maldon is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
For site and facilities teams at buildings such as Maldon Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
