How a gutter survey works in Woodham Walter

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. Typical surveys look at leaks at the gutter joints and downpipes that are split or coming away, across fascias and soffits, downpipes and parapet and box gutters.

Some older homes in villages like Woodham Walter are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Look for green streaks or damp patches on walls
  • Don’t leave hidden gutters out of a clear-out
  • Look for new stains on ceilings below valleys after rain
  • Get trees that overhang the gutters trimmed

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

What this survey cannot tell you

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Blockages deep inside downpipes
  • Parts of gutters that cannot be seen safely

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Woodham Walter homes and their roofs

The coast is about 4 miles or less from Woodham Walter, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If yours is one of the older homes in the streets near Church of St Michael, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Hatfield Peverel station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Danbury Place lies about 2.9 miles south-west, so building around Woodham Walter goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

How the survey changes by roof type

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Landlord and commercial surveys in Woodham Walter

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Freeholders and residents’ companies use a roof report to plan and budget.

Common questions in Woodham Walter

Does being near the coast affect roofs in Woodham Walter?

Often, yes. Within about 4 miles of the sea, as Woodham Walter is, metal fixings wear faster and gales find any loose ridge or slate.

Is my home in Woodham Walter listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. To find a day that suits, phone 07833 053749 or drop us an email.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

What does a gutter survey cost?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or email us.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

The survey, step by step

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, most surveys take about one to two hours for a house, and longer for a large or complex roof. Cottages and farmhouses around Woodham Walter often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.
