Roof survey in SS15: how it works
People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. Common reasons to book are ponding, splits or blisters on flat roofs and loose ridge or hip tiles, on clay and concrete tiles, chimney stacks and lead flashings.
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point outside.
- Inside, we check the roof space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
What you’ll pay
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Around Laindon
In Laindon, that means homes and buildings near Gloucester Park, Merrylands Primary School and The James Hornsby School and the streets around them. For rail, the closest station is Laindon station, about 0.5 miles south-east. A little further out are Basildon University Hospital (1.8 miles south-east) and Eastgate Shopping Centre (1.8 miles east). For a walk, there’s Langdon Nature Reserve.
Roof surveys across SS15: local notes
Across SS15, we survey roofs for owners, landlords and agents, from Basildon, Laindon and Great Berry to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.
Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in SS15. Where permission is needed, the flight waits for it. Parts of SS15 are on or near the coast, where roofs face more wind and more salt in the air than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.
Laindon: The streets around a church like Church of St Nicholas are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you live near a park like Gloucester Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
What happens if roof problems are left?
A small roof defect normally gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right.
Questions to ask before you book
- Whether the inside of the roof is included
- How long they’ve been surveying roofs
- Whether VAT is in the quoted price
- Whether you can ask questions once you have the report
What this survey cannot tell you
It is a careful look at the roof, not the whole story. Its limits include:
- Defects hidden under coverings or inside walls without opening up
- The condition of the rest of the building (that is a RICS home survey)
- Asbestos testing of any kind
Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Landlords, agents and building managers in SS15 and across Essex can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or drop us an email.
Useful tips for SS15 property owners
There’s plenty you can do without going near the roof. What helps most:
- Stay off ladders and the roof
- File the report with your home documents
- Find records of any re-roofing or repairs
- Move stored items away from the loft hatch
Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

Your questions about roof surveys in SS15
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.
Will you check the loft?
If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
What do you check on a roof survey?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
How much is a survey?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Is this a RICS survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
