Roof survey in CM13: how it works
Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. Common reasons to book are leaking gutter joints and downpipes and condensation or damp timbers in the loft, on the roof space, clay and concrete tiles and lead flashings.
After the inspection, everything we found is written up as a report with photos. As for time on site, it typically takes about 1–2 hours for most homes, depending on how many separate roofs there are.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there is safe access.
- We email a photo-illustrated written report and recommendations.

Roof surveys across CM13: local notes
From Brentwood, Great Berry and Hutton Mount to its smaller places, buildings across CM13 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Our area covers London and South East England, including CM13. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.
Brentwood: If you own a rental within reach of Brentwood station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park like Weald Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
What affects the cost of roof surveys
Not every roof costs the same to survey, and it comes down to:
- House, block, shop or office
- The number of roofs, including extensions and garages
- The package you choose: Basic, Standard or Premium
- How big the roof is
To find out what your survey will cost, ring 07833 053749 or email us and tell us about the roof. We’ll confirm the figure before booking.
Getting in touch
These details help when you contact us:
- The style of property, from a terrace to a block
- Anything about access we should know
- What made you get in touch
- Where the property is, with the postcode
Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or send us an email with the details.
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.
Landlords, agents and building managers in CM13 and across Essex can book any of our surveys. To discuss a property or a block, ring 07833 053749 or email us.
Honest limits
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Walls, floors and services below the roof
- How the roof will behave in every kind of weather
- Whether the roof structure meets design loads
Useful tips for CM13 property owners
Here are a few things we’d tell any owner:
- Gather any paperwork for past roof work
- Photograph stains when they appear
- Leave roof access to professionals
- File the report with your home documents
Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.
Don’t block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.
Roof by roof
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks often start there.
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, especially at the verges and ridge.
FAQs for CM13
What does a roof survey cost?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.
Do you go up on the roof?
Only when it is safe. We also use views from the ground, windows and the roof space, and Premium includes a drone where applicable.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Do you give a life expectancy for the roof?
Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
