Roof surveys for West Horndon homes and businesses

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

Roof survey in West Horndon

Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. If you are worried about blocked, sagging or leaking gutters and slipped, cracked or missing slates and tiles, we can find out what’s behind it, on the roof space, clay and concrete tiles and chimney stacks alike.

In a village or hamlet like West Horndon, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like West Horndon, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a report with photos and recommendations.

Advice

Leave it or get it looked at?

A small roof defect typically gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. Older cottages and farmhouses around West Horndon can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Mention any flat roofs as well as the main roof
  • Don’t climb onto the roof yourself
  • Look for debris in the garden after high winds
  • Mention any damp patches when you book

Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.

Keep the loft space ventilated. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.

Roof surveys in West Horndon: local notes

In Essex, older buildings are often clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

Landlords with a home close to West Horndon station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as St Francis are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as West Horndon Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Flat roof coverings

A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

FAQs for West Horndon

Do you cover smaller places like West Horndon?

Yes, West Horndon is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in West Horndon?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Can you tell me how long my roof will last?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Can you look at a roof that is joined to next door?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. The report includes photos and recommendations.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
