Landlord roof surveys for homes and businesses in West Horndon

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It doesn’t give repair costs but contractors can price from it. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. We are frequently asked to look into parapets and upstands in poor repair and gutters overflowing onto walls, on flat roofs on blocks, converted houses and gutters and downpipes.

Some older homes in villages like West Horndon are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report records the let or shared roof as we found it on the day. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A full building survey of every part of the property
  • Structural calculations or an engineer’s report
  • Responsibility under a lease

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Shared roofs
  • Blocks of flats
  • Converted houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Rented houses

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. For a village or hamlet like West Horndon, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Move anything stored under the loft hatch
  • Unlock side gates and any roof access doors
  • Make sure pets are kept safely away

How to book

What a landlord roof survey looks like in West Horndon

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For an older house near a landmark such as St Francis, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as West Horndon Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near West Horndon station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Landlord and commercial surveys in West Horndon

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Ask residents to report damp right away
  • Make sure the loft space can be accessed
  • Act on high-priority defects quickly
  • Do not wait for a leak to survey the roof

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Deal with the high-priority defects quickly, and plan the rest. Small roof defects tend to grow.

What happens if roof problems are left?

Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed which helps with rolling maintenance. Older and listed buildings around West Horndon may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

West Horndon: your questions answered

Do you survey roofs for landlords with property near West Horndon station?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and some details.

Is West Horndon within the area you cover?

Yes, West Horndon is on our map. A small place gets exactly the same survey as a big one.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It doesn’t include repair cost estimates, but contractors can price from it.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

How much does a landlord roof survey cost in West Horndon?

Landlord roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

What if it rains on the day?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

What we look for on each type of roof

Gutters and downpipes

Gutters are a common source of leaks on blocks. Gutters, outlets and downpipes are inspected where they can be seen.

Flat roofs on blocks and rear additions

Flat roof outlets often clog leaving water standing. We check them as part of the survey.
