How the survey changes by roof type

Flat roof coverings

A felt roof often lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We look at how the covering is wearing.

Chimney stacks

We look at the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.

Roof survey in Childerditch: what you get

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. We are often asked to look into gaps in the roof where coverings have gone and condensation or damp timbers in the loft, across flat roofs, lead flashings and the roof space.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Childerditch, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Advice

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Leave roof access to professionals
  • Look for debris in the garden after high winds
  • Include dormers, porches and garages when you book
  • Mention any damp patches when you book

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Keep the roof space ventilated. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Common questions in Childerditch

How do I find out if my home in Childerditch is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is Childerditch within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What does a roof survey cost?

Roof survey starts from £150, including VAT. You’ll know the exact price before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or email us.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. The report includes photos and recommendations.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you tell me how long my roof will last?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Will you fly a drone over my roof?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Roof surveys in Childerditch: local notes

Historic houses such as Hare Hall, about 4.8 miles west, show how far back building in the area around Childerditch goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

The streets around a church like All Saints and St Faith are frequently among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Woodlands School Great Warley will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Surveys for landlords and agents in Childerditch

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Common roof problems in Childerditch

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building.

Look out for signs like these:

  • Debris building up in roof valleys
  • Leaning or weathered chimney stacks
  • Worn lead at chimneys and abutments
  • Water stains on rafters and ceiling joists

If you own a rental within reach of West Horndon station, the gap between tenancies is a good time to have the roof looked at.
