Getting a price is simple: just ring 07833 053749 or email us, tell us about the property and we will point you to the right survey. We confirm the price before anything is booked.
About our roof survey in Canvey Island
Roof coverings last a long time, but not for ever. Slate frequently lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We are frequently asked to look into slipped, cracked or missing slates and tiles and standing water on a flat roof, on lead flashings, flat roofs and ridges, hips and valleys.
Canvey Island mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
The report records the roof as we found it on the day. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

How the survey works
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In Canvey Island, parking is rarely complicated, though it’s useful to know about driveways or restrictions. We check the roof from ground level and from windows, then from the loft where there is safe access.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Getting ready for the survey
- Keep pets inside or away from the areas we are looking at
- Unlock side gates and any roof access doors
- If it is not your property yet, arrange access through the agent

Rented homes, blocks and businesses
We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the roof, with photographs.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run seven days a week, which helps when tenants work during the week.
Common roof problems in Canvey Island
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
We’re often asked to look at:
- Gaps in the roof where coverings have gone
- Blocked, sagging or leaking gutters
- Debris building up in roof valleys
- Ridge tiles that have lifted or moved
If you look after a building like St Josephs Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
What to check before booking
- Which parts of the roof they’ll actually see
- What happens after the report arrives
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Will the report include photos?
Tips from our surveys
There’s plenty you can do without going near the roof. Here’s what helps most:
- Hold on to the report for future surveys
- Mention any flat roofs as well as the main roof
- Look for debris in the garden after high winds
- Keep a record of damp patches and dates
The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.
Every so often, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Other services in Canvey Island
Canvey Island: your questions answered
I let a flat near Benfleet station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details.
Is the coastal weather around Canvey Island hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Will you climb onto the roof?
Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll explain what’s needed.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Can you survey at the weekend?
Surveys run on any day of the week. To arrange a date, call 07833 053749 or use the contact form.
What a roof survey looks like in Canvey Island
Canvey Island lies within about 1 mile of the sea, where wind off the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you let a flat or house near Benfleet station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Living close to Canvey Lake is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
