Roof survey in Coryton: what you get
Roof coverings last a long time, but not for ever. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. Common reasons to book are flashings that have come away from the wall and ridge tiles that have lifted or moved, across the roof space, clay and concrete tiles and chimney stacks.
Somewhere as small as Coryton, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
The report records the roof as we found it on the day. It is useful straight away, and a good reference for later.

Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.
Coryton questions
Is my home in Coryton listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do roofs near the sea, like those around Coryton, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Can you look at a roof that’s joined to next door?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.
How long will you be at the property?
On site, it typically takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Report times depend on the package.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there’s safe access. The report includes photos and recommendations.
What we’re asked to look at in Coryton
The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
People usually book a survey when they’ve noticed one of these:
- Debris building up in roof valleys
- Flashings that have come away from the wall
- Ridge tiles that have lifted or moved
- Standing water on a flat roof
For landlords with property near Benfleet station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Before booking any roof surveyor
- How long they’ve been surveying roofs
- How long the report takes to arrive
- Whether they hold professional indemnity and public liability insurance
- Whether you get a written report with photos

Coryton lies within about 1 mile of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Whatever the street in Coryton, a roof costs least to look after when faults are caught early.

What we do, step by step
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours for most homes, depending on how many separate roofs there are. In a small place like Coryton, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- We email a report with photographs and recommendations.
How to prepare
- Note where any stains or damp appear
- Keep pets in another room
- Have any paperwork from past roof work to hand
