Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Watch for slipped slates after bad weather
  • Photograph stains when they appear
  • Let us know about past leaks
  • Have details of recent roof work to hand

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.

Have gutters and valleys cleared regularly, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

About our roof survey in Tarpots

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey clay and concrete tiles, chimney stacks and flat roofs, and people most often book us about gutters that overflow in heavy rain and leaning or weathered chimney stacks.

Somewhere as small as Tarpots, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Should I look at the roof myself first?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Leave it or get it looked at?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We look at them before they cause trouble. Outbuildings and barns around Tarpots are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Tarpots questions

Is the coastal weather around Tarpots hard on roofs?

Frequently, yes. Tarpots is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is my home in Tarpots listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

How long does the visit take?

The visit usually takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. We’ll give you an idea of timing as you book.

Do you cover Tarpots?

Yes. Our area covers London and South East England, Tarpots included.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there’s safe access. The report includes photos and recommendations.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes between one and two hours at most homes, and more on a big or complicated roof. Somewhere as small as Tarpots, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch
  • Unlock side gates and any roof access doors

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • What’s under the slates, tiles or felt
  • How the roof will behave in every kind of weather
  • Structural calculations (that’s a structural engineer’s job)

Roofs, chimneys and gutters in Tarpots

Tarpots lies within about 4 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you let a flat or house near Benfleet station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building like The Appleton School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you look after a shop, office or commercial unit, for instance near Eastgate Shopping Centre, a roof report helps plan work around trading rather than after a leak.
