Roof survey in Pitsea: what you get
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a careful look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey lead flashings, ridges, hips and valleys and clay and concrete tiles, and common reasons people get in touch are loose chimney pots and standing water on a flat roof.
Most homes in a town like Pitsea are houses, so the roof is normally the owner’s to look after. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. The report sets out what needs attention, prioritised by urgency where relevant, whether you live in the house or let it. Photographs show you exactly what was seen, even on parts you can’t reach yourself.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Local roofs in Pitsea
Pitsea lies within about 4 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For businesses in and around places like Eastgate Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take a building like The Basildon Upper Academy: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Pitsea is about 2 miles east of Basildon, in Essex. We survey roofs in Pitsea as part of our work across London and the South East. We cover towns and villages across Essex. We also survey roofs in Chelmsford.

What a survey costs
We confirm the price for the job before booking. This is what makes a difference:
- How many separate roofs there are, like extensions, dormers and garages
- The shape of the roof and its details
- Basic, Standard or Premium
- The size of the roof
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
What to let us know when you contact us
To price your survey accurately, we will ask about:
- Whether there is a loft hatch, a shared roof or tricky access
- Any stains, drips or damp patches you’ve seen indoors
- The reason for the survey, like buying, a leak or storm damage
- Where the property is, with the postcode
Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. To book, call 07833 053749 or send us an email.
Should I look at the roof myself first?
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.
Landlords and letting agents in Pitsea book surveys as well as homeowners. A written report with photos gives you a clear record of the roof, useful for planning maintenance.
How it works
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Parking in a town like Pitsea is normally simple, but tell us if there’s a driveway or any restrictions. The inspection covers what can safely be seen from outside, from windows and from the roof space.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Preparing for the visit
- Make sure we can get to the back of the property
- If you’re buying, let the agent know when we are coming
- Let us know about parking before the day

Your questions about roof surveys in Pitsea
Should a flat-roofed garage or porch in Pitsea be checked too?
Usually, yes: let us know about it when booking so the visit can include it. Flat-roofed garages and porches are common in new towns like Basildon, and older felt coverings may be near the end of their life.
Does a conservation area affect roof work in Pitsea?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Will the report say how many years my roof has left?
We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
What does a roof survey cost?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Do you work in Pitsea?
Yes. We cover Pitsea and the rest of Essex, as part of our work across London and the South East. To book, ring 07833 053749 or drop us an email.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
What we are asked to look at in Pitsea
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.
These are some of the problems a survey can pick up:
- Torn or sagging underlay
- Cracked or blistered flat roof coverings
- Valley linings that have cracked or split
- Lifted, split or missing lead flashings
If yours is one of the older homes in the streets near Saint Gabriel's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What to check before booking
- How soon the report will arrive
- Which viewpoints they use to see the roof
- Their drone registration, if they fly one
- Whether they hold professional indemnity and public liability insurance
What a roof survey doesn’t cover
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- Walls, floors and services below the roof
- Asbestos testing of any kind
- Whether the roof structure meets design loads
If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey before you book. What a survey covers and doesn’t.
