Thermal roof surveys in Pitsea

Surveys for landlords and agents in Pitsea

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the survey around it.

Thermal roof survey in Pitsea

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There’s an in-person consultation as well, plus a follow-up 12 months later. You can ring 07833 053749 or send us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. Common reasons to book are stains that keep coming back and damp around roof outlets and upstands, across commercial roofs, pitched roof slopes and ceilings below the roof.

In a town like Pitsea, the roofs that are hardest to see are frequently on taller buildings, steep slopes or the backs of terraces. Close-up drone photos and thermal images show what binoculars from the pavement can’t. Each needs the right weather. A typical example is the rear slope over a back addition, which cannot be seen from the street.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take an hour or two at most homes, though large, tall or awkward roofs take more time. Most visits in a town like Pitsea start at the front of the house and work round to the back. The back garden is often where extensions, dormers and rear slopes are best seen. Then, if it can be reached safely, we look in the loft.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Advice

Common questions in Pitsea

Do you carry out roof surveys in Pitsea?

Yes. Our area covers London and South East England, and Pitsea is part of that. You can phone 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.

Is there anything to prepare before you come to Pitsea?

Clear the way to the loft hatch if there is one, and tell us about any leaks, stains or past repairs. Let us know about parking and access in Pitsea too.

What do I do with the report?

You will get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Which survey includes thermal imaging?

It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Is thermal imaging good for finding leaks?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings because the camera cannot confirm water on its own.

Does the report include photographs?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

What does a thermal roof survey show?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Thermal roof surveys in Pitsea: local notes

The coast is about 4 miles or less from Pitsea, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and a good many post-war and modern estates besides. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Shop and office owners around Eastgate Shopping Centre may find that large commercial roofs are frequently easiest to see from above or with a thermal imager. Take an older house close to Saint Gabriel's Church: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Take a building like The Basildon Upper Academy: a view from above covers a wide roof far faster than walking it.

Pitsea is about 2 miles east of Basildon, in Essex. Anywhere in Pitsea, we can come and survey your property, on a weekday, Saturday or Sunday. Across Essex, we cover Pitsea and the places around it. We also survey roofs in Chelmsford.

We work across SS13, SS14 and SS16 for thermal roof surveys. We offer thermal roof surveys to properties on High Road, Kirby Road and Beech Road. Pitsea is on the A13 and A132, which makes it simple to reach. We also cover the places around Pitsea: Bowers Gifford (1 mile east), North Benfleet (1 mile east), Nevendon (2 miles north-east), Tarpots (2 miles east) and South Benfleet (3 miles east). Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Heat the home normally on the days before
  • Keep the report to compare against after any repair
  • Ask us about the forecast if rain is expected
  • Check outlets after heavy rain

We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Roof by roof

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. Any patterns are checked with moisture readings.

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below frequently show. Shiny surfaces can reflect heat, so we take care reading the images.
