Roof survey in Thurrock: how it works

Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We’re often asked to look into cracked or blistered flat roof coverings and cracked mortar along the ridge, across the roof space, natural slate and clay and concrete tiles.

Every roof is different, but as a rough guide the survey takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Roofs, chimneys and gutters across Thurrock

In Thurrock, our roof surveys work takes in owners, landlords and managing agents, in Stanford-le-Hope, Grays and South Ockendon and well beyond. Each report sets out what was seen, with photographs and recommendations.

Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in Thurrock is checked with its age and materials in mind. Coastal parts of Thurrock can be windy, which matters for drone flights, as a small drone can’t fly safely in strong wind, so the weather on the day decides. Driving rain and salt air are hard on roofs there too.

Stanford-le-Hope: Anyone responsible for a site like Arthur Bugler Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as St John the Evangelist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Landlords, agents and block managers in Thurrock

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What a survey costs

Several things affect the price of a survey:

  • How big the roof is
  • The use of thermal imaging or a drone
  • House, block, shop or office
  • Building height and the viewpoints available

All our prices include VAT. Roof survey starts from £150, including VAT. We confirm the price for your roof before booking.

What we need to know

A little information up front helps. It helps to include:

  • How the loft is reached, if there is one
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors
  • Photos of the roof, taken safely from ground level or a window

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or email us to find out.

What a survey does not cover

It is a careful look at the roof, not the whole story. The main limits are:

  • A structural engineer’s report
  • What’s under the slates, tiles or felt
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Useful tips for Thurrock property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Do not climb onto the roof yourself
  • Check the roof from the ground after storms
  • Ask about a flat roof on an extension or garage too
  • Clear the loft hatch area before we arrive

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.

Every so often, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

What happens if roof problems are left?

Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail.

  • Whether any drone flown is registered with the CAA

Thurrock: your questions answered

Do you carry out asbestos surveys?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

Can you tell me how long my roof will last?

We do not give a number of years. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Will you climb onto the roof?

Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.
