About our roof survey in Tilbury

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there is safe access. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. Common reasons to book are flashings that have come away from the wall and leaking gutter joints and downpipes, across the roof space, chimney stacks and ridges, hips and valleys.

Around Tilbury, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What affects the cost of roof surveys

We confirm the price for your roof before booking. This is what makes a difference:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof
  • The use of thermal imaging or a drone

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

Helping us price your survey

When you call or email, these details help:

  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • Photos of the roof, taken safely from ground level or a window
  • Any deadline, such as an exchange date

Every survey is priced before it is booked, so you know the cost up front. Roof survey starts from £150, including VAT. To book, phone 07833 053749 or send us an email.

Checking the roof from the ground

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Common questions in Tilbury

I let a flat near Tilbury Town station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

Is my home in Tilbury listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the roof space, and Premium includes a drone where applicable.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Roof surveys around Tilbury

Tilbury is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a shop, office or commercial unit, for example near Lakeside Shopping Centre, a roof report helps plan work around trading rather than after a leak. If you let a flat or house near Tilbury Town station, a dated record of the roof is useful when planning maintenance across a let. If you live near a park like Northfleet Urban Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

When you need someone else

Before you book, it is worth knowing what a survey will not do:

  • Walls, floors and services below the roof
  • An exact number of years the roof has left
  • Defects hidden under coverings or inside walls without opening up

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

Roof types and parts we check

  • The roof space
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Lead flashings
  • Natural slate
  • Chimney stacks
  • Flat roofs

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • File the report with your home documents
  • Tell us about any leaks or stains you’ve seen
  • Clear the loft hatch area before we arrive
  • Check the roof from ground level after storms

We email the report to you, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.

Don’t block the vents at the eaves. Condensation builds up when air cannot move, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.

What happens on the day

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit typically takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. Homes around Tilbury frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. We email a written report with photos and recommendations.

Before the survey

  • Make a note of anything you’d like us to look at
  • Check pets are kept safely away
  • For a flat or shared roof, check access with whoever owns or manages the building

What we look for on each type of roof

Natural slate

Natural slate can last 100 years or more, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.
